A clearer budget. A better place to start.
A mortgage pre-approval letter is a lender’s preliminary indication of how much it may lend you, subject to its review and conditions. It helps show a seller that financing your purchase is realistic.
The lender issues the letter. Your REALTOR® helps connect that financing plan with your home search and offer.

WHY IT MATTERS
Why get pre-approved?
01 · YOUR SEARCH
Focus on a workable price range.
Use the lender’s assessment to narrow your search. Then choose a monthly payment that leaves room for the rest of your life.
02 · YOUR OFFER
Show the seller you are prepared.
A current letter supports a financed offer by showing that a lender has considered your borrowing ability. It can strengthen your presentation; acceptance is the seller’s decision.
An early lender conversation can also uncover credit concerns or missing paperwork while you have time to address them.
Freddie Mac · Why get pre-approved?WHEN TO GET IT
Prepare before the home becomes the decision.
EARLY PLANNING
Speak with a lender first.
If you are months away, discuss readiness and any documents you will need. Ask when to request a current letter for your planned search.
ACTIVE SEARCH
Have it ready before an offer.
As you begin a serious search, get the financing conversation underway. Many sellers expect a letter when considering a financed offer.
CFPB · Timing your letterBEFORE SUBMITTING
Check the dates and assumptions.
Have the lender confirm that the letter fits the proposed purchase and is still current. Tell the lender if your finances or target price have changed.
AFTER ACCEPTANCE
Keep the loan process moving.
Follow up on lender requests, the property review, and contract deadlines. Pre-approval is an early step in the purchase process.
Fannie Mae · Preparing and making an offerUNDERSTAND THE TERMS
Pre-qualification, pre-approval, and final approval.
Lenders use these labels differently. Ask what has actually been reviewed and what conditions remain.
| Stage | What to understand |
|---|---|
| Pre-qualification | Often an initial estimate using information you provide. Some lenders verify more than others; ask about their process. |
| Pre-approval | A lender’s preliminary assessment of your borrowing ability. Ask whether income, assets, and credit have been verified, and whether an underwriter has reviewed the file. |
| Final loan approval | The lender must complete its required borrower and property checks and resolve outstanding conditions before the loan can close. |
Neither a pre-qualification nor a pre-approval letter guarantees that the loan will be funded.

GET YOUR DOCUMENTS READY
What might the lender ask for?
Your lender will give you a checklist for your loan and income situation. Common requests include:
Income and employment
- Recent pay statements and employment details.
- W-2s, 1099s, or tax returns, as applicable.
- Business returns and profit-and-loss records for self-employment, if requested.
Assets and identity
- Bank and investment statements.
- Identification and other requested personal information.
- A gift letter or supporting records if gift funds will be used.
Send financial documents through the lender’s secure process. Start Shane’s consultation form with your goals and timing; it does not require bank statements or a Social Security number.
Fannie Mae · Mortgage document checklistKEEP THE NUMBERS CLEAR
The loan amount and the home price are different.
For illustration: a $500,000 purchase with a $100,000 down payment starts with a $400,000 loan, before considering any financed fees or program adjustments. Closing costs and required reserves are separate planning items. This is an example, not a loan quote.
Ask for a full payment estimate that includes principal, interest, property taxes, homeowners insurance, and any mortgage insurance or HOA dues. Keep room for maintenance and other household costs.
QUICK ANSWERS
Before you use your letter.
How long does a pre-approval letter last?
Check the date on your own letter. Validity and refresh requirements vary by lender. If your search takes longer, ask when updated documents or a new review will be needed.
Freddie Mac · Letter validityDoes pre-approval lock my interest rate?
Do not assume it does. Ask whether there is a separate rate-lock agreement, when it expires, what it costs, and what changes could affect it.
CFPB · Rate locks explainedDo I have to use the lender that issued it?
Getting a letter does not commit you to that lender. Compare actual Loan Estimates when choosing your loan.
CFPB · Your lender choiceHow do I compare lenders fairly?
Compare the same loan type and amount, with similar timing. Review the rate, lender fees, credits, monthly payment, and cash to close together.
CFPB · Comparing Loan EstimatesCan financing still be declined afterward?
Yes. Further verification, property requirements, or changes in your finances may affect final approval. Tell your lender before taking on new debt or making major financial changes.
Fannie Mae · What happens after the offerWhat should I ask before requesting a letter?
Ask which records will be verified, whether the credit inquiry is hard or soft, what conditions remain, and whether there are any fees. The label alone does not tell you the depth of the review.
