THE SINGLE-STORY OPTION · PINEHURST F

A smaller footprint can still include the rooms you need.

The Pinehurst F numeric specifications list 2,511 sq. ft., three bedrooms, two full baths plus one half bath, and a three-car garage. Its description includes a study, dining area, utility room, covered patio, and a kitchen designed for gathering.

  • Check how the study, guest rooms, laundry, and garage connect to the main living area.
  • Measure garage depth, door openings, and usable parking space.
  • Ask which features are standard and which are optional on the selected lot.

The kitchen photograph is from the builder’s community model gallery and is not identified as a Pinehurst kitchen. Use the selected plan’s drawings and included-feature sheet to confirm the actual design.

PLAN COMPARISON · 3,881–4,205 SQ. FT.

Seven five-bedroom designs with different arrangements.

These plans share a five-bedroom starting point, with differences in bathrooms, circulation, rooms, elevations, and options. Compare the drawings before choosing by the plan name.

Jefferson 2F (w/Media)4,2055 beds; 3 full + 1 half2 stories; 2 cars$926,950

Hillcrest 2R’s numeric specifications show 3,910 sq. ft., while its descriptive paragraph says 3,896. This table uses the numeric specifications and current community card. Confirm the selected design’s actual documents before relying on either figure.

STUDY · GAME ROOM · MEDIA ROOM

Compare the spaces behind the room labels.

A game room, media room, and study can serve different needs. The Hillcrest and Remington descriptions include dedicated work and entertainment spaces, while Boston’s description highlights a study and a three-car garage. Confirm the arrangement and included configuration for the exact design.

  • Check where sound travels between the entertainment rooms and bedrooms.
  • Compare the study’s doors, windows, privacy, and furniture clearances.
  • Confirm equipment, wiring, outlets, lighting, storage, and any optional room changes.

The photo shows the builder’s model-gallery media room. Furniture, audio/video equipment, finishes, and room features are not assumed to be included in a purchase.

PLAN COMPARISON · 4,302–4,427 SQ. FT.

Larger layouts, including two six-bedroom plans.

These seven published designs are all two stories. The menu includes four-, five-, and six-bedroom layouts, showing why square footage alone does not tell you how the rooms are arranged.

PlanApprox. base sq. ft.Bedrooms / full + half bathsStories / garagePlan price from
Brentwood 3F (w/Media)4,3025 beds; 3 full + 1 half2 stories; 2 cars$927,950

Emerald R (w/Media)4,4274 beds; 3 full + 1 half2 stories; 2 cars$932,950

F, R, FSW, and other suffixes identify specific builder plan variants. Compare the actual drawings and lot compatibility; do not assume that a similar name establishes an identical floor plan or included feature list.

WHICH PLANS BELONG ON YOUR SHORTLIST?

Start with the rooms and routines you want to accommodate.

Single-story layout or three-car garage

Pinehurst F is the one-story design in this current menu and lists a three-car garage. Boston 2F is a two-story, five-bedroom alternative that also lists a three-car garage.

  • Check the actual garage arrangement and dimensions for your vehicles and storage.
  • Confirm which single-story or three-car configurations can currently be purchased.
Compare the Boston 2F base plan
Six bedrooms or more bathrooms

Stonebriar 2R and Stonebriar 2FSW list six bedrooms and four full bathrooms. Northhaven FSW lists five bedrooms, four full bathrooms, and one half bath. Use the drawings to check bedroom location, bathroom access, and the configuration offered on a compatible lot.

Explore the Northhaven FSW plan
A study, guest room, or specific first-floor arrangement

Compare the actual plan drawings and the selected home’s specifications. Online descriptions, model configurations, and individual inventory homes can differ, including room location and optional bedrooms or bathrooms.

  • Mark the rooms that must be on the same floor.
  • Check doorways, bathroom access, stair locations, storage, and practical furniture placement.
Model inspiration versus the final quote

Request the included-feature sheet and a separate quote for lot premiums, elevation changes, structural options, finishes, appliances, and other upgrades. Review selection deadlines, deposits, and remaining changes for the specific home.

COMMUNITY AMENITIES

Take time to see the shared spaces.

The builder lists a clubhouse, pool, playground, park, pond, greenbelt, and trails. Its official Collinsbrook Farm gallery also includes photographs of a pool, outdoor gathering areas, a pond, and a playground.

  • Confirm which facilities are currently open and available to the property you choose.
  • Ask about pool season, hours, access credentials, guest policies, and reservations.
  • Review any separate charges and the association’s rules for facility use.

The association’s public website still uses some planned-amenity wording. Gallery photos do not establish current operating status, opening dates, or access rights. Have Shane verify the current facilities and association documents.

OUTSIDE THE HOUSE

Walk the lot and the paths that matter to you.

A pond or greenbelt can be part of the community experience without being part of an individual lot. Compare the home’s actual position, privacy, drainage, grade, fences, and route to shared areas during a visit.

  • Review the survey, plat, easements, drainage structures, and usable yard.
  • Check adjacent construction and land uses, afternoon sun, street position, and traffic.
  • Verify any promised view, trail connection, or outdoor access in the relevant documents.

No pond view, water access, permanent open view, flood status, or future land use is guaranteed by a gallery image or community map. Obtain parcel-specific information before selecting a home.

FRISCO PARKS · LOCATION · EVERYDAY ROUTES

Explore the nearby public parks as well as the neighborhood.

Northeast Community Park is a nearby City of Frisco facility. Its official page lists cricket pitches, fishing, picnic tables, a playground, athletic fields, a skate park, and a walking trail. These public facilities are separate from the association’s amenities.

  • Use the exact home address to compare work, school, grocery, and airport routes.
  • Check park access, field reservations, current closures, and the route you would actually use.
  • Visit at your normal travel times to assess traffic, crossings, and construction.

No specific commute or walk time, current field availability, or connection from every lot is assumed. Nearby shopping, golf, and other destinations have their own access arrangements.

PUBLISHED MOVE-IN READY HOME EXAMPLES · OCTOBER 25, 2026

Five advertised homes to verify with Shane.

The individual builder pages label these homes Move-In Ready. They are examples displayed at review time, rather than a confirmed current inventory list. Complete the request form for the latest availability, pricing, promotions, and closing timetable.

15204 Chipping Trl · Boston 2F$1,045,9503,9835 beds; 4 full baths; 3 carsMove-In Ready

All five are in Frisco, TX 75035. A Move-In Ready label is not a guaranteed immediate possession date. These configured homes can differ from base-plan sizes and options; confirm current availability, inspection access, repairs, financing, closing, and possession terms with Shane.

PROSPER ISD · VERIFY THE ADDRESS AND SCHOOL YEAR

Start with the listed campuses, then obtain district confirmation.

First Texas Homes lists Prosper ISD and the following schools. A Frisco mailing address does not establish Frisco ISD enrollment. Use the district’s current attendance resources for the exact property and the school year in which you expect to move.

LevelBuilder-listed campusWhat to verify
ElementaryJim Spradley Elementary SchoolExact address, enrollment requirements, school year, and transportation
MiddleBill Hays Middle SchoolCurrent approved zone and any future boundary change
HighRock Hill High SchoolExact address, school year, and current assignment

These are builder-listed schools, not address-verified enrollment assignments. The district’s October 19, 2026 board recap describes a proposed 2027–28 boundary process, with a final recommendation scheduled for November 16. Proposed maps are not approved assignments. Confirm the purchase address, intended year, capacity, and transportation directly with Prosper ISD.

Use Prosper ISD’s official attendance resources

HOA · RULES · MAINTENANCE

Use current documents to understand the ownership responsibilities.

Published assessment reference · $825 annually

The builder currently publishes an annual HOA figure of $825. That equals $68.75 per month as an arithmetic budgeting comparison; it does not establish the billing frequency or current assessment for every phase or lot.

  • Request the current assessment, budget, governing documents, and notices of additional or special assessments.
  • Confirm any transfer, resale, capital-contribution, or other charges due at closing.
See the builder-published community cost reference
Management and amenity access

The association’s public website identifies Vision Communities Management, Inc. and provides community documents and resident resources. Ask for current rules, hours, access procedures, guest limits, reservations, and any separate facility charges.

Visit the association’s public website
Owner maintenance, insurance, and planned changes

Review responsibility for the home, yard, irrigation, fences, drainage, and insurance. Check the approval process for exterior work and any rules affecting parking, rentals, pets, or other intended uses.

  • Have your insurance agent review the coverage needed for the actual property.
  • Confirm utility and internet providers, available service, installation timing, and deposits by address.

Published fees and general descriptions do not replace the current association statement and governing documents for the home you are considering.

PROPERTY TAXES · CHECK THE PARCEL

Verify the county and district before using an advertised tax rate.

A county-label inconsistency in the builder’s information

The builder’s community summary labels the county as Denton, while its Maverick home description refers to Collin County. Texas Comptroller property-study records also place Collinsbrook Farm parcels within Collin County and Prosper ISD. Verify the selected home’s actual appraisal and tax records before applying any rate.

See the Comptroller’s Collin County / Prosper ISD property-study records
2026 four-entity rate reference for a Frisco / Collin / Prosper parcel

The current public rates used here are City of Frisco 0.425517, Collin County 0.151414, Collin College 0.081220, and Prosper ISD 1.201100, each per $100 of taxable value. Their arithmetic subtotal is 1.859251 per $100.

  • The county’s 2026 jurisdiction table supplies the Prosper ISD figure used here. The city’s general summary still displays a different school-district figure.
  • Confirm all taxing entities, taxable values, exemptions, and additional assessments for the actual parcel.
Read Collin County’s 2026 rates and exemptions
Illustration · $900,000 taxable value

If all four listed entities tax the same $900,000 value, with no exemptions or additional entities or assessments: $900,000 × (1.859251 ÷ 100) = $16,733.26 per year, rounded. Dividing the unrounded annual amount by 12 gives $1,394.44 per month.

  • This is an arithmetic example, not a tax quote or bill for a Collinsbrook Farm home. Exemptions can create different taxable values for different entities.
  • Budget separately for mortgage principal and interest, insurance, HOA, utilities, maintenance, and other charges.

The builder’s approximate 1.87% rate is a research reference, not a secured property-specific estimate. A new-home tax record may reflect vacant land or partial construction. Request a completed-home estimate and confirm any special-district or assessment obligations.

CURRENT PROMOTIONS · FINANCING · CASH TO CLOSE

Request the current offer and its full terms.

For current incentives and move-in ready homes, complete Shane’s request form. We can check which offers apply to your selected home and purchase timeline before you budget around them.

Check eligibility and whether offers can be combined

The builder’s reviewed promotion terms include a designated-lender requirement, primary-residence eligibility, contract dates, and restrictions on combining offers. Those terms can change or expire.

  • Ask about eligible homes, deadlines, required lender, loan type, and conditions.
  • Keep the home price, builder promotion, loan costs, and any buyer rebate as separate items in the comparison.
Compare the complete financing scenario

Request written Loan Estimates using the same loan amount, loan type, and timing. Compare the note rate, APR, points, fees, lender credits, mortgage insurance, monthly costs, and cash to close.

  • If there is a temporary buydown, review the full payment schedule.
  • Confirm how any incentive and closing credit affect the selected loan and cash needed to close.
Use the CFPB’s Loan Estimate comparison guide

No promotion, interest rate, loan approval, savings amount, or monthly payment is guaranteed here. Use the current written offer, lender estimates, and signed transaction documents.

TWO WAYS TO BUY A NEW HOME

Choose the process that fits your move.

BUILD FROM THE GROUND UP

Choose the lot and the configuration

Confirm available lots, compatible plans, elevation, structural choices, finish selections, deposits, and deadlines. Price the complete home before comparing it with an inventory offer.

  • Plan inspections, rate-lock timing, and your move around the actual construction schedule.
  • Confirm the contract terms for delays, financing, deposits, and cancellation.

SPEC OR MOVE-IN READY

Review the actual home and remaining decisions

Check its finishes, construction stage, included features, remaining choices, inspection access, repairs, and written closing and possession terms.

  • Ask about appliances, window coverings, landscaping, and other move-in costs.
  • A ready-home label still requires confirmed closing and possession arrangements.

The current plan menu does not establish that every plan can be built on an available lot. Have Shane verify which purchase paths are offered. The New Homes guide at the top of this page outlines both buying processes.

BEFORE YOU SIGN

Give the lot, inspection, and contract a careful review.

The actual lot and surrounding conditions
  • Review the survey, plat, setbacks, easements, drainage, grades, retaining walls, and official flood information.
  • Check adjacent land uses, roads, privacy, construction activity, sun exposure, and usable outdoor space.
  • Verify any future amenity, road, park, or retail claim rather than assuming a map is a completion promise.
Independent inspection, repairs, and warranty

Arrange inspection access early and understand how findings and repairs will be documented. Review the warranty certificate, exclusions, deadlines, claim procedure, and coverage start date.

  • Discuss construction-stage inspections where appropriate and permitted.
  • Confirm agreed repairs and complete the final walkthrough before closing.
Read the CFPB’s home-inspection guidance
Financing, deposits, delays, and possession

Read the actual builder contract and addenda before signing. Review financing, appraisal, inspection, cancellation, deposit, delay, and possession provisions.

  • Put agreed options, prices, credits, incentives, repairs, and dates in writing.
  • Obtain qualified legal, tax, lending, insurance, or inspection advice when your question calls for it.

COLLINSBROOK FARM QUESTIONS

A few details to clear up before your first inquiry.

Is there a single-story home option?

The current 21-plan menu includes Pinehurst F: one story, three bedrooms, two full baths plus a half bath, a three-car garage, and approximately 2,511 sq. ft. Ask Shane to confirm whether a compatible lot or specific single-story home is currently available.

Why do homes with the same plan name have different sizes?

Base designs and configured homes can differ because of elevations, structural options, and other changes. The reviewed Remington inventory examples show 3,881, 3,930, and 3,982 sq. ft. Use the actual home’s drawings and documents rather than assuming the plan name establishes the complete configuration.

Are these Frisco ISD schools?

The builder lists Prosper ISD, with Spradley Elementary, Hays Middle, and Rock Hill High. Confirm the exact purchase address and intended school year with Prosper ISD before making an enrollment decision.

How do I get current incentives and the homes available now?

Complete Shane’s request form with your budget, target move-in date, financing plans, must-have rooms, and any previous builder contact. Shane can check current promotions, available homes, pricing, and terms before helping you plan a visit.

What if I have already contacted First Texas Homes?

Tell Shane when and how you contacted the builder, whether you toured or registered, and what you said about representation. The builder’s current policy and your contact history should be checked before assuming representation or rebate eligibility.
