FIRST BUILDER CONSULTATION · BUYER REBATE

Register Shane with each builder before your first consultation.

Before your first consultation with Toll Brothers, identify Shane as your agent and have that builder confirm registration. Register separately with each builder you consider. Visiting together is recommended.

Why this matters: some builders require registration at the first inquiry or visit. Missing their requirements can affect recognition of your representation and eligibility for a buyer rebate. A later registration may not resolve an earlier unaccompanied contact.

If we cannot visit together, open Your builder registration details below before proceeding. Tell Shane about any prior inquiry, appointment, sales-office contact or tour.

Compare the layout, the lot, and the move you want to make.

Town Lake at Flower Mound is a Toll Brothers single-family home offering in Flower Mound, Denton County. The builder announced its final phase open in March 2026 and currently advertises six designs, including two single-story choices.

The current inventory list shows one Quick Move-In example: 4205 Sullivan Ln, Miramare Modern Farmhouse, with a March 2027 target. The reviewed Sullivan Lane example has a March 2027 target. A quick move-in label does not establish immediate possession. The currently listed sales center is offsite at Oakbridge Crossing; confirm the meeting location with Shane.

FINAL-PHASE LOCATION · OFFSITE SALES CENTER

The community and the meeting address are different places.

The builder’s earlier phase announcement locates the final phase at Flower Mound Road and Walsingham Drive. Its current community and individual-home pages list an offsite sales center at 1209 Valkyrie Sky Rd, Flower Mound, TX 75028. The March 2026 opening announcement identifies that offsite location as Oakbridge Crossing.

Ask Shane to confirm whether you are meeting at the sales center, a specific lot, an inventory home, or a model before traveling. Do not assume the sales-office address is within the Town Lake phase you are considering.

  • Review routes from the actual lot to work, schools, groceries, recreation, and the airport.
  • Drive at the times you expect to use those routes and check current construction and turning access.
  • Confirm the plot, survey, lot dimensions, orientation, setbacks, easements, and surrounding land.

The builder markets airport convenience, but travel time depends on the route, traffic, terminal, and time of day. The opening announcement described a model under construction at that time; it does not establish the model’s current status or access.

SIX PUBLISHED DESIGNS · REVIEWED OCTOBER 26, 2026

Compare starting figures before adding the lot and selections.

These figures come from the individual Toll Brothers design pages. Full baths and half baths are shown separately, which is especially useful for the larger two-story designs with two half baths. Plus signs indicate starting floor areas, not maximum sizes.

Design / starting sizeBedroomsFull / half bathsStories / garagePublished starting price

Vianden · 6,021+ sq. ft.55–6 full / 2 half2 stories / 4 cars$1,775,995

Starting prices are not all-in quotes. Confirm released lots, plan compatibility, lot premiums, elevations, structural options, finish selections, fees, and the complete purchase price. The listed garage range does not establish availability of every configuration on every lot.

BAMBURGH AND CHAMBORD · TWO ONE-STORY CHOICES

Compare two ways to keep everyday living on one level.

Bamburgh starts at 3,782+ square feet; Chambord starts at 3,991+ square feet. Both list four bedrooms, four full baths, one half bath, and a three- to four-car garage range.

Bamburgh’s description includes a media room and office. Chambord emphasizes an office and flex room. Compare the drawings and available structural options to see which arrangement works better for your furniture, work, guests, and daily routines.

  • Review bedroom separation, bathroom access, closets, laundry placement, and paths from garage to kitchen.
  • Check vehicle fit, garage doors, bay dimensions, and storage in the actual configuration.
  • Verify steps, door clearances, shower access, and any specific accessibility needs.

Single-story does not establish step-free access or accessibility. The rendering shows Bamburgh Transitional; it does not depict an available inventory home or establish its included features.

LAYOUT NOTES · OPEN THE DESIGNS THAT INTEREST YOU

What separates the six plans?

Bamburgh · cathedral-ceiling living area, office, and media room

Bamburgh connects the kitchen, casual dining area, main living room, and covered patio. Its description includes a primary suite with two walk-in closets, secondary bedrooms with private baths, an office, and media space. The community card highlights an optional prep kitchen; ask how that choice affects storage, circulation, price, and lot compatibility.

Toll Brothers · Bamburgh design
Chambord · one level with office and flex space

Chambord’s foyer passes an office before reaching the great room, casual dining area, kitchen, and covered patio. The description includes a primary suite with two walk-in closets and secondary bedrooms with private baths. Review the flex room’s position, furniture clearances, storage, and the selected three- or four-garage configuration.

Toll Brothers · Chambord design
Heidelberg · first-floor suites and optional multi-generational layout

Heidelberg includes a first-floor primary suite, another first-floor bedroom suite, an office, flex space, and an upstairs loft with nearby media space. Its community card advertises an optional multi-generational suite. Ask for the exact option drawing and included facilities rather than assuming a separate entrance or independent living unit.

Toll Brothers · Heidelberg design
Kylemore · media room, office, loft, and a first-floor guest suite

Kylemore’s description places dining and media spaces along the entry, followed by the great room, casual dining area, kitchen, and covered patio. A first-floor primary suite and another bedroom suite provide main-level sleeping options. The community highlights an optional floating staircase; confirm the actual stair design, structural choices, and added price.

Toll Brothers · Kylemore design
Miramare · gathering spaces, first-floor suites, and four garages

Miramare lists a first-floor primary suite, another first-floor bedroom suite, office, media room, flex space, and an upstairs loft. Secondary bedrooms are described with walk-in closets and private baths. Compare the actual courtyard and outdoor arrangement, garage layout, and configured home specifications with the base design.

Toll Brothers · Miramare design
Vianden · two upstairs lofts and the largest starting floor area

Vianden starts at 6,021+ square feet with five bedrooms, five to six full baths, two half baths, and four garages. Its description includes a first-floor primary suite and guest suite, office, media room, flex space off the kitchen, and two upstairs lofts. Ask about the optional prep kitchen and the exact bath configuration.

DESIGN STUDIO · STRUCTURAL OPTIONS · FINISH SELECTIONS

Price the configuration you want to purchase.

The builder describes opportunities to personalize floor plans and finishes through its Design Studio. Start by separating the base design, lot premium, elevation, structural options, and finish selections.

If a prep kitchen, multi-generational arrangement, additional garage bay, or stair option matters to you, review the actual drawings, included facilities, compatibility, decision deadline, and complete added cost.

  • Request the included appliance, cabinet, countertop, flooring, lighting, plumbing, window, and door specifications.
  • Ask about selection allowances, deposits, change-order charges, substitutions, and timing effects.
  • For a home already underway, confirm which structural and finish decisions remain open.

An option advertised for a design is not automatically offered on a particular released lot or inventory home. Renderings and model displays do not establish the standard package or final price.

QUICK MOVE-IN INVENTORY · REVIEWED OCTOBER 26, 2026

Quick Move-In spotlight: 4205 Sullivan Ln.

This is the one home displayed in the current community inventory list and checked against its individual property page. Construction is described as underway, with selected finishes available to personalize for a limited time.

“Quick Move-In” is the builder’s inventory category; the March 2027 target does not establish a home ready to occupy today. Ask Shane for the current construction stage, availability and a dated property quote.

Official Quick Move-In details · 4205 Sullivan Ln

THE SULLIVAN LANE HOME · CONFIGURED SPECIFICATIONS

The actual home: area, room counts and lot questions.

FLOOR AREA AND LAYOUT

5,610 sq. ft. · two stories

The individual home is listed at 5,610 square feet and two stories, compared with the Miramare design’s 5,599+ starting figure. Review the exact structural drawings and finish schedule rather than assuming every base-plan or model feature is included.

BEDROOMS AND BATHS

5 bedrooms · 5 full + 2 half baths

The page identifies a first-floor primary bedroom. Confirm the actual positions of all bedrooms, bath access, closets, stairs, and gathering spaces against your needs.

GARAGE AND HOMESITE

4 garages · homesite 20

The community card markets a corner homesite and pond view. Confirm the survey, garage dimensions, orientation, setbacks, drainage, easements, sightlines, and adjacent land conditions.

Use the home’s drawings, specifications, survey, contract, and inspection findings. Advertised square footage, garage count, or a view label does not establish usable yard, parking fit, permanent views, or water-access rights.

DESIGN READY · ACTUAL FEATURES AND REMAINING CHOICES

4205 Sullivan Ln: included features and Design Ready questions.

The individual listing highlights a first-floor wet bar near the great room and media room, an alternate primary bath with two shower areas, and a cathedral-ceiling great room leading to a covered patio. Confirm these features in the property’s selected drawings and included specifications.

The Design Ready designation allows selected finish choices only while the builder’s current window remains open. Ask which choices remain available, how they affect the price, when decisions are due and whether a change would affect the target completion.

  • Request the actual selected package, remaining work, current progress and any outstanding decisions.
  • Confirm the corner-lot and pond-view descriptions against the survey, grading, drainage, sightlines and access rights.
  • Arrange permitted independent inspections and review repairs, final acceptance, closing and possession requirements.

The image is a Vianden design rendering, not a picture of the Miramare inventory home. The listing’s target date and Design Ready designation require current confirmation.

LARGER HOMESITES · LAKE SETTING · OPEN SPACE

Review the lot beyond its advertised acreage.

The current community page advertises half- to three-quarter-acre homesites and describes a lake setting and open space. Check the actual survey and plot plan before assuming how much usable outdoor space a particular property provides.

LOT AREA

Check the buildable footprint and usable yard

Review dimensions, setbacks, easements, grades, drainage, retaining walls, and the home’s placement. Confirm any planned pool, outdoor kitchen, accessory structure, or expanded patio against restrictions and approval requirements.

LAKE OR POND VIEWS

Verify ownership, rights, and maintenance

Ask who owns and maintains the water body and surrounding land, what access or recreation is permitted, and what easements or buffers apply. Check official flood and drainage information for the actual lot.

COMMUNITY AND SURROUNDINGS

Confirm what is open, private, or planned

Request current amenity information, common-area responsibilities, access rules, and any related charges. Review adjacent land, roads, utilities, construction, sunlight, privacy, and noise in person.

The advertised lot-size range is not a survey of every released property. A lake setting, open-space description, or rendering does not guarantee a waterfront lot, permanent view, public access, or an included recreational amenity.

LEWISVILLE ISD · BUILDER-LISTED SCHOOL REFERENCES

Confirm the exact address and the year you plan to enroll.

The builder lists Lewisville ISD and these three school references. LISD’s feeder page marks Liberty with an asterisk and lists it under more than one middle-school feeder. That makes the exact property location important; the elementary school name alone does not settle the middle-school assignment.

LevelPublished referenceWhat to verify
ElementaryLiberty Elementary is named by Toll Brothers.Confirm the purchase address, grade, enrollment year, capacity, and attendance rules.
MiddleMcKamy Middle is named by Toll Brothers.Use the district locator and direct confirmation; Liberty has split feeder references.
High school / grade 9Flower Mound High School is named by Toll Brothers; LISD’s feeder page also identifies its ninth-grade campus.Confirm the actual campus assignment for the child’s grade, address, and year.

No school rating, attendance assignment, transfer, enrollment acceptance, or transportation service is guaranteed here. Use LISD’s current School Locator and direct district confirmation before making a school-based purchase decision.

SCHOOL LOCATOR · SPLIT FEEDERS · 2027 MOVE PLANNING

Use the address rather than a general neighborhood label.

Check the full property address in LISD’s School Locator

Enter the full home address and click near the property to display attendance zones, following the district’s instructions. If a new street or lot is not recognized, ask LISD to confirm using the full address and plat or lot information.

LISD · official School Locator and instructions
Do not treat Liberty Elementary as a single middle-school assignment

The district’s feeder information marks schools that feed more than one campus with an asterisk. Liberty appears under both McKamy and Shadow Ridge in the Flower Mound High School feeder section. Toll Brothers names McKamy for this community, but the actual address still needs confirmation.

LISD · attendance zones and feeder patterns
Match the school check to the intended enrollment date

The Sullivan Lane example shows March 2027. Give LISD the child’s grade and intended enrollment date, then confirm the current and following school year if relevant, any ninth-grade campus, enrollment documents, capacity, and transportation. Construction or moving changes can affect which year you need to verify.

HOA · MANAGEMENT REFERENCE · PROPERTY DOCUMENTS

Confirm the association and assessment for the final-phase lot.

The Town of Flower Mound’s HOA directory lists Town Lake with Neighborhood Management Inc. That is a contact reference, not confirmation of the current assessment or the governing documents that apply to a specific final-phase lot. A current official assessment was not established from the reviewed materials.

Association identity, phase coverage, and current charges

Have the title company and association confirm the governing declaration, any applicable amendments, phase coverage, current dues, billing schedule, capital contributions, transfer fees, resale-certificate charges, and any approved or planned special assessments.

Town of Flower Mound · HOA directory
Restrictions, maintenance, and changes you may want to make

Review architectural approval, landscaping, fencing, parking, leasing, exterior maintenance, and common-area responsibilities. If a private pool, outdoor kitchen, solar installation, or another project matters to you, check the actual approval and setback requirements before budgeting.

Parcel-specific taxes, districts, and assessments

Have the title company and relevant public offices identify all taxing jurisdictions, special assessments, easements, and required notices for the property. This guide does not establish that every lot is free of MUD, PID, or other additional charges.

An association-directory listing, blank fee field, or $0 in a payment calculator does not establish the actual dues or a property’s total ownership charges. Use current association documents, title information, official records, and closing disclosures.

OFFICIAL 2026 TAX RATES · PER $100 OF TAXABLE VALUE

Estimate with current rates, then verify the parcel.

Illustration only: if all three entities tax the same $1,800,000 value with no exemptions and no additional taxes or assessments, $1,800,000 ÷ 100 × 1.648471 equals approximately $29,672.48 annually, or $2,472.71 a month. This excludes HOA dues, insurance, utilities, financing, and maintenance.

Denton County’s Truth in Taxation summary publishes the adopted 2026 rates. LISD’s August 2026 announcement also confirms its $1.0778 rate. Do not substitute a prior year’s school or county rate.

Review where work, guests, gathering, hobbies, and quiet time fit in the selected drawings. Confirm the configuration and complete price before choosing a design based on an exterior rendering.

  • Measure furniture, vehicles, desks, dining tables, and storage against actual dimensions.
  • Check sound between offices, media rooms, living spaces, and bedrooms.
  • Review stairs, doorway clearances, garage access, laundry placement, and any specific accessibility needs.

TWO NEW-HOME PURCHASE PATHS

Build from the ground up or review a home already underway.

GROUND-UP BUILD

Choose a released lot and a compatible design

If a suitable released lot and compatible design remain available, review the build-to-order path against your budget and timing. The published design list does not guarantee that every configuration remains available.

  • 1. Share budget, financing status, desired move month and priorities with Shane; confirm builder registration first.
  • 2. Compare released lots and compatible plans, including premiums, elevation, setbacks, services and usable yard.
  • 3. Review the builder agreement, deposits, structural choices, complete price and projected schedule.
  • 4. Finalize finishes within the required deadlines; keep written pricing and change orders.
  • 5. Follow construction milestones and arrange permitted independent inspections.
  • 6. Confirm completion, financing, insurance and title requirements; review closing figures and any agreed rebate credit.

INVENTORY OR QUICK MOVE-IN

Check the actual home and remaining decisions

Start with the exact property address, selected configuration and current construction stage. A Quick Move-In label does not establish that the home is complete or that all selections remain open.

  • 1. Tell Shane about any previous builder inquiry or tour; resolve registration before the next contact.
  • 2. Verify current availability, asking price, construction stage and target completion.
  • 3. Review actual drawings, selected options, lot conditions and any remaining Design Ready choices.
  • 4. Compare the complete contract, deposits, promotions and written financing terms.
  • 5. Arrange permitted inspections, review outstanding work and confirm completion requirements.
  • 6. Reconfirm closing and possession timing, cash to close and any agreed buyer rebate as a closing credit.

A published plan does not establish a current build-to-order opportunity. Ask Shane to confirm both purchase paths. The New Homes guide at the top of the imported article outlines the buying process for each.

BEFORE YOU SIGN

Review the property, inspection access, and actual contract.

Survey, drainage, easements, and surrounding land
  • Review the survey, plat, setbacks, grades, drainage, retaining walls, utility easements, and official flood information for the exact parcel.
  • Check roads, nearby utilities, adjacent land uses, construction, privacy, lighting, and noise in person.
  • Verify the status of future roads, schools, trails, commercial areas, and amenities shown on development maps.
Independent inspection, repairs, and warranty coverage

Arrange inspection access early, including construction-stage inspections where appropriate and permitted. Review how findings and repairs are documented, the final walkthrough, warranty coverage, exclusions, deadlines, claim procedures, and coverage start dates.

CFPB · arrange a home inspection
Deposits, appraisal, financing, delays, and possession

Read the builder contract and addenda before signing. Confirm what happens if construction, financing, an appraisal, or your current home sale is delayed. Put agreed options, prices, credits, repairs, and dates in writing. Obtain qualified legal, tax, lending, insurance, or inspection advice when needed.

PLAN A FOCUSED VISIT · CONFIRM THE DESTINATION

Send your priorities before choosing a tour time.

The current Town Lake page lists its offsite sales center at 1209 Valkyrie Sky Rd, Flower Mound, TX 75028. The opening announcement identifies this as Oakbridge Crossing. Have Shane confirm whether you are meeting there or at a specific Town Lake property, along with appointment, access, hours, and registration details.

BEFORE THE VISIT

Share budget, timing, and must-have rooms

Use the form to send your move-in date, bedroom and bath needs, one-story preference, office and garage requirements, lot priorities, financing plans, and any previous Toll Brothers contact.

AT THE PROPERTY

Review the actual lot and configuration

Compare current lot choices, floor drawings, elevation and structural options, complete prices, selected finishes, construction stage, association documents, and school verification needs.

BEFORE DECIDING

Review the full transaction

Compare the home, lot, timing, incentives, loan terms, taxes, insurance, association charges, inspections, and any agreed buyer rebate before signing.

An offsite model or sales-office visit is not a visit to the actual homesite. Confirm both locations with Shane before making travel or tour plans.

TOWN LAKE AT FLOWER MOUND QUESTIONS

Clear up the details that can change your shortlist.

Which single-story designs are published?

Bamburgh starts at 3,782+ square feet and Chambord at 3,991+ square feet. Both list four bedrooms, four full baths, one half bath, and a three- to four-car garage range. Confirm the available configuration, lot, price, and timing.

How large are the advertised homesites?

The current community page advertises half- to three-quarter-acre homesites. Use the exact survey, plat, setbacks, easements, grades, and home placement to evaluate the property and usable yard; the range is not a guarantee for every released lot.

Is 4205 Sullivan Ln ready to move into now?

The current individual page shows a March 2027 target and Design Ready designation. It lists $1,922,919, 5,610 square feet, five bedrooms, five full and two half baths, and a four-car garage. These are published figures, not an availability or closing guarantee. Request current information from Shane and ask for homes ready sooner if needed.

Where is the sales appointment?

The current builder page lists an offsite center at 1209 Valkyrie Sky Rd, and the opening announcement identifies that location as Oakbridge Crossing. Have Shane confirm the appointment destination and whether a separate visit to the Town Lake lot or home is planned.

Are the school names and HOA dues confirmed for every lot?

Toll Brothers names Liberty Elementary, McKamy Middle, and Flower Mound High School. Confirm the address and enrollment year with LISD, especially because Liberty has split feeder references. The town lists Town Lake in its HOA directory, but current dues and the documents covering a specific final-phase lot still require verification.

How do I get current promotions and move-in ready homes?

Complete Shane’s request form with your budget, preferred move-in date, room and garage needs, lot priorities, financing or cash purchase plan, and any prior builder contact. Shane can verify current offers, inventory, pricing, and registration before arranging a visit.
