FIRST BUILDER CONSULTATION · BUYER REBATE

Register Shane with each builder before your first consultation.

Before your first consultation with Toll Brothers, identify Shane as your agent and have that builder confirm registration. Register separately with each builder you consider. Visiting together is recommended. Arrange registration before scheduling a self-guided tour or submitting the builder’s inquiry forms.

Why this matters: some builders require agent registration at the first inquiry or visit. Missing their requirements can affect recognition of your representation and eligibility for a buyer rebate. A later registration may not resolve an earlier unaccompanied contact.

If we cannot visit together, open Your builder registration details below before proceeding. Tell Shane about any prior inquiry, appointment, sales-office contact, or tour.

DIXON ESTATES · FLOWER MOUND, TEXAS

A smaller Flower Mound setting with a wide range of home sizes.

Dixon Estates by Toll Brothers is an actively marketed new-home community in Flower Mound, Denton County. The current community page carries a “Final Opportunity” label and lists six designs, including two single-story options. The label does not establish an exact remaining-lot count or guarantee that every design can still be built.

The Quick Move-In section below compares four homes by address, price, size, room counts and target completion. All four are listed with 2027 targets, so they should not be treated as homes ready for immediate occupancy today. Ask Shane to verify the current options before contacting or visiting the builder.

SORRAIA MODEL · DAILY LIVING

Use the model kitchen to ask better questions about your own home.

Start with the way you cook and entertain: island seating, pantry storage, appliance capacity, counter space and the path between the garage and kitchen. Bring measurements for the furniture and equipment you expect to keep.

During the visit, compare the standard-feature list with the model’s finishes. Record the cost of the cabinets, counters, appliances, lighting and structural choices you actually want. For a home already under construction, request its selected package and find out which decisions remain open.

FLOOR PLAN COMPARISON

Compare the six published Dixon Estates designs.

Full baths and half baths are listed separately. These are the specifications published for Dixon Estates; the same design name at another Toll Brothers community may have a different configuration or price.

OPEN THE PLANS THAT MATCH YOUR NEEDS

Which design belongs on your shortlist?

Catria · 3,723+ sq. ft.

Catria is the smaller single-story choice and the lowest published design starting point here. Its office and flex room give you separate spaces beyond the bedrooms, while the main gathering areas connect to a covered patio.

  • 3,723+ sq. ft. · 4 bedrooms · 3–4 full + 1 half bath · 3-car garage.
  • The published bath range depends on the selected configuration.
  • Compare the standard shared-bath arrangement with the four-full-bath configuration of 2508 Olin Cir.
Explore the Catria design
Faroe · 4,024+ sq. ft.

Faroe adds a formal dining room connected to the kitchen through a butler pantry. The published layout also includes an office, flex room and media room, making it a useful single-story comparison when separate activity spaces matter.

  • 4,024+ sq. ft. · 4 bedrooms · 4 full + 1 half bath · 3-car garage.
  • Review bedroom privacy, hallway distances and the relationship between the flex and media rooms.
  • Confirm the usable yard and patio arrangement on the actual lot.
Explore the Faroe design
Luxembourg · 5,266+ sq. ft.

This two-story design combines a first-floor primary suite with formal dining, an office and upper-level recreation spaces. The builder’s feature list references a first-floor bedroom suite and an optional floating staircase; confirm the selected drawings and option costs.

  • 5,266+ sq. ft. · 5 bedrooms · 4 full + 1 half bath · 3-car garage.
  • The inventory example at 5604 Idus Bryant Trl has a different full-bath count and area.
  • Compare the exact plan rather than transferring specifications from another community.
Explore the Luxembourg design
Nokota · 5,436+ sq. ft.

Nokota is marketed with a dual-staircase arrangement and an open two-story gathering area. Its office, formal dining, loft and media spaces offer several places to work or gather. Walk the daily routes rather than judging the design only by its total area.

  • 5,436+ sq. ft. · 4 bedrooms · 4 full + 1 half bath · 3-car garage.
  • The actual inventory home at 2504 Olin Cir is larger and has five bedrooms and five full bathrooms.
  • Review its property-specific structural plan before comparing value.
Explore the Nokota design
Sorraia · 5,874+ sq. ft.

Sorraia is identified as the decorated-model design at Dixon Estates. It combines a first-floor primary suite with formal dining, an office, loft and media space. The builder’s model photographs help illustrate a furnished example of those rooms.

  • 5,874+ sq. ft. · 5 bedrooms · 4 full + 1 half bath · 3-car garage.
  • Check the selected home’s bedroom-to-bathroom arrangement.
  • Model furnishings and upgrades do not establish the standard package or availability of the model for purchase.
Explore the Sorraia design
Waler · 5,967+ sq. ft.

The largest of the six published designs also has the only four-car garage shown as the design’s listed configuration. Its layout includes formal dining, an office, loft and media space, plus a main-level primary suite.

  • 5,967+ sq. ft. · 5 bedrooms · 5 full + 2 half baths · 4-car garage.
  • The builder highlights a first-floor secondary bedroom suite; confirm the actual drawings.
  • Compare garage clearances, driveway fit, outdoor space and complete operating costs.

SINGLE-STORY COMPARISON

Catria or Faroe: compare the rooms, the baths and the lot fit.

Both single-story designs list four bedrooms and a three-car garage. Catria starts at a smaller published area and lower base price; Faroe adds a formal dining arrangement and a dedicated media room in its description. The published starting-price difference is $50,000, before property-specific premiums, options and other terms.

Walk through where you will work, host guests, store everyday items and spend time outdoors. Confirm bathroom access for each secondary bedroom and whether the house footprint leaves the outdoor space you want on the selected lot.

The $50,000 difference is $1,300,995 minus $1,250,995. It is a comparison of published design starting prices, not the cost of a specific upgrade or a complete-home quote.

SORRAIA MODEL · SPACE AND FUNCTION

A dramatic great room should still work for your daily routine.

Check the seating arrangement, television position, daylight, sound and the connection to the kitchen and patio. If you work from home, listen to how voices travel between the open gathering area, office and upstairs spaces.

Bring furniture dimensions and compare the actual window, fireplace and door package. A model’s built-ins, lighting, ceiling treatments and decorative choices can change the appearance of the room without changing the underlying floor plan. Keep the standard features and priced options beside the drawings.

SCHOOLS · ADDRESS AND YEAR MATTER

Lewisville ISD: follow the correct school pathway.

The builder lists Prairie Trail, Lamar and Marcus. LISD’s official feeder page is consistent with that pathway, but a feeder chart does not replace an address-specific attendance determination. The current school-locator page is labeled 2026–2027; the listed homes may involve a later enrollment period.

No address-specific locator result is claimed in this guide. Confirm the actual property, student’s grade and intended school year directly with LISD. A Flower Mound mailing address does not by itself establish Flower Mound High School assignment.

ENROLLMENT PLANNING

School questions to resolve before choosing the home.

Verify the exact address

Use the complete property address in LISD’s current locator and confirm any uncertain result with Student Services. Provide the student’s grade and intended enrollment date, especially for a newly created address.

  • Do not substitute the sales-center address for the home you intend to buy.
  • Keep the district’s response with your search records.
LISD attendance zones and feeder patterns
Plan around the completion window

May, July and August 2027 targets create different moving and school-start considerations. Ask the district what documentation it requires in your circumstances and whether a delayed closing or temporary address affects enrollment.

  • A future delivery target does not establish a guaranteed enrollment date.
  • Reconfirm the relevant year’s boundaries as district information is updated.
Check the programs your household needs

Ask about academic programs, language support, special services, activities, transportation and campus arrangements relevant to your student. This guide does not guarantee an academic result, transfer approval or continuing assignment.

  • LISD’s school-locator page directs questions to Student Services at 469-713-5206.
  • Use district confirmation before relying on a school assumption in a purchase decision.

PROPERTY TAX BUDGET · 2026 REFERENCE

Use adopted 2026 rates as a budget reference.

For an illustration using $1,400,000 of taxable value for each of these three entities, with no exemptions or other charges: $1,400,000 ÷ 100 × 1.648471 = $23,078.59 per year, or $1,923.22 per month for budgeting.

These are 2026 rates. The example is not a forecast of 2027 taxes, a verified Dixon Estates parcel bill, or a mortgage payment quote.

HOA DOCUMENT REVIEW · HISTORICAL CERTIFICATE

HOA costs: distinguish recorded fees from current annual dues.

A Dixon Estates Residential Community, Inc. management certificate recorded in Denton County on October 4, 2024, instrument 108072, identifies Neighborhood Management, Inc. and lists the four fees shown above. Those historical figures do not establish the current annual dues or the total charges payable by every buyer.

ItemAmount in reviewed recordWhat to confirm now
Working Capital Assessment$1,500Whether it applies to this purchase and whether the amount has changed.
Common Area Reserve Assessment$900Applicability, timing, payment responsibility and any updated schedule.
HOA transfer fee$250The current transaction charge and what it covers.
Resale certificate fee$375Whether a certificate is required for this transaction and the current fee.
Regular annual assessmentCurrent amount not verifiedRequest the latest budget, dues schedule, billing frequency and account statement.

Do not automatically add all four fees to a purchase estimate. Confirm current amounts, applicability and who pays through the association, title company and transaction documents. The declaration is identified as document 2024-90098; the Community Manual as 2024-107548.

SORRAIA MODEL · WORK AND RECREATION

Give each flexible space a clear purpose.

Before choosing a larger plan, decide how you would use its office, loft, flex area and media room. A quiet workspace, guest retreat, exercise room and recreation area have different needs for doors, sound separation, daylight and storage.

For a home already under construction, check the actual structural plan before assuming a room can change use. Ask whether a proposed modification affects bathroom access, circulation, electrical needs, finish choices or the quoted price.

LOT, ASSOCIATION AND OPERATING COSTS

Review the property’s full ownership picture.

Lot dimensions and usable outdoor space

The current builder materials describe spacious home sites but do not establish a uniform acreage for every property. Obtain the survey, lot dimensions, setbacks, easements, grading information and the actual house placement.

  • Check the space for a future pool, fence or expanded patio before budgeting for it.
  • A cul-de-sac or oversized-lot label does not establish a particular usable backyard.
Current HOA documents and restrictions

Request the latest association budget, regular dues, governing documents, architectural rules and all charges for the transaction. The reviewed 2024 certificate identifies the association and manager, but current management and charges should be reconfirmed.

  • Review landscaping, fences, exterior changes and any rental restrictions.
  • Ask about the approval process before planning a future improvement.
Neighborhood Management · association documents and certificate services
Special districts and assessments

The three-entity tax example does not prove that a property has no additional district tax or assessment. This review does not establish a lot-specific MUD or PID status.

  • Use the complete tax record, title work and required disclosures for the selected parcel.
  • If another charge applies, obtain its annual amount, payment schedule and any remaining obligation.
Completed-home taxes, insurance and utilities

Ask the lender to budget using the expected completed-home value, rather than relying only on an earlier land-only assessment. Obtain insurance quotes and confirm utility providers, wastewater service, connection charges and internet availability.

  • Check escrow assumptions and how later assessments may affect the payment.
  • Include maintenance, irrigation and landscape costs alongside loan principal and interest.
Independent inspections and completion

Discuss permitted independent inspection access, useful construction stages and any specialist review with the builder and inspector. Review the property’s completion requirements and document unresolved items before closing.

  • A builder walkthrough and an appraisal serve different purposes from an independent inspection.
  • Contract terms determine rights, access, deadlines and available remedies.
CFPB · arrange a home inspection

NEW-HOME PURCHASE PROCESS

Two purchase paths, with the same first step: contact Shane.

Choose a released lot and build from the ground up

If a suitable lot and design remain available, a build-to-order purchase may offer more choices. Confirm the actual release and available options before assuming the entire published design menu remains open.

  • 1. Share your budget, financing status, move deadline and priorities; resolve builder registration with Shane first.
  • 2. Compare available lots and plans, including premiums, setbacks, orientation, services and usable yard.
  • 3. Review the builder agreement, deposits, structural selections, complete price and projected schedule.
  • 4. Finalize design selections within the required deadlines and keep written pricing and change orders.
  • 5. Follow construction milestones and arrange permitted independent inspections at useful stages.
  • 6. Confirm completion, financing, insurance and title requirements; review closing figures and any agreed rebate credit.

Choose a Quick Move-In home under construction

An inventory purchase starts with a specific address and selected configuration. The remaining choices and delivery depend on that home’s actual progress and the builder’s current terms.

  • 1. Tell Shane about any previous builder contact and confirm registration before another visit or self-guided tour.
  • 2. Verify the selected address, current price, availability, construction stage and target completion.
  • 3. Review the actual plan, included options, selected finishes and choices still open under Design Ready.
  • 4. Compare the complete contract, deposits, incentives and written financing terms.
  • 5. Arrange permitted inspections, review outstanding work and confirm the completion requirements.
  • 6. Reconfirm closing timing and cash to close; verify any agreed buyer rebate as a closing credit.

A target month is not a guaranteed move-in date. Builder contracts, deposits, inspection access, selection deadlines and completion requirements vary.

PRE-APPROVAL · PROMOTIONS · BUYER REBATE

Compare financing and incentives as one complete transaction.

Get a useful pre-approval

Ask the lender to review your budget before you select a home. For a 2027 target, confirm when credit, income, assets and the approval need to be updated, and how the rate-lock period relates to construction timing.

  • Include taxes, insurance, HOA dues and any assessments in the payment discussion.
  • A pre-approval is not a guarantee of final approval or a future interest rate.

Compare written loan offers

Request comparable Loan Estimates using the same loan amount, down payment and timing. Review rate, points, fees, lender credits, lock conditions and cash to close alongside any builder promotion.

  • Confirm eligible homes, preferred-lender requirements and closing deadlines.
  • Do not assume a general website financing banner applies to these 2027 inventory homes.
CFPB · compare Loan Estimates

Confirm the rebate as a credit at closing

Commissions are negotiable. Shane’s buyer rebate is agreed for the actual transaction and provided as a credit at closing, subject to required consent, builder and lender limits and the agreed terms.

  • Register Shane with each builder at the required first contact.
  • Confirm the eligible amount before counting it toward closing costs.

SORRAIA MODEL · BATHROOMS AND PRIVACY

Check the selected bath arrangement, not only the total bath count.

Compare which bedrooms have private bathrooms, which share access and where guests will use a half bath. Confirm the primary shower, tub, vanity and storage arrangement on the actual property drawing.

The inventory homes illustrate why this matters. Catria’s design page lists three to four full baths, while 2508 Olin Cir lists four. Luxembourg’s design page lists four full baths, while 5604 Idus Bryant Trl lists five. A model visit helps you evaluate the spaces; the property’s written specifications establish what you are buying.

DIXON ESTATES FAQ

Answers before your first Dixon Estates visit.

What does Final Opportunity mean here?

The current community page uses that marketing label. It does not establish an exact remaining-lot count, a guaranteed deadline, or that every published design can still be built. Ask Shane to confirm the released lots and homes currently available.

Are these Quick Move-In homes ready now?

No immediate-occupancy claim is made for these four examples. The reviewed pages show May, July or August 2027 targets. Ask Shane for a current construction update and homes ready sooner if your move deadline is earlier.

What can I still change on a Design Ready home?

The builder describes a limited opportunity to personalize selected finishes while construction is underway. Confirm which choices remain open, the selection deadline, the price effect and whether the change affects delivery. Do not assume structural changes remain available.

Can I take a self-guided tour before contacting Shane?

Contact Shane first and have the builder confirm registration before scheduling the tour or submitting builder forms. Self-guided access does not remove first-contact registration requirements. Visiting together is recommended when possible.

Does Dixon Estates include a community pool or clubhouse?

The reviewed builder materials do not establish a community pool or clubhouse offering. Confirm the current community documents and access rights before treating any amenity as included. Public parks elsewhere in Flower Mound are separate from HOA-owned facilities.

What if I already contacted the builder?

Tell Shane the date and method of each inquiry, appointment or tour before the next contact. The builder must confirm how its requirements apply. A later registration may not resolve earlier unaccompanied contact, and rebate eligibility should not be assumed.

FLOWER MOUND · LOCATION AND ROUTINES

Look at the town around the community, too.

Dixon Park · 6001 Windridge Lane

The Town’s parks directory lists a playground, pavilion, multi-use trail, shaded benches and parking at Dixon Park. It is a municipal park, not an advertised private Dixon Estates amenity. Check the route and access from the specific home.

Town of Flower Mound · parks directory

Long Prairie Road and Dixon Lane

The Town identifies Arbor Crossing at the southeast corner of Long Prairie Road / FM 2499 and Dixon Lane. Use that retail area as one point in testing your shopping, school and commuting routines; no travel time from a Dixon Estates property is guaranteed.

Town of Flower Mound · Arbor Crossing location

Confirm the current sales location with Shane

The current builder pages list the sales center at 5901 Idus Bryant Trl, Flower Mound, TX 75028. The 2024 opening announcement used an off-site location in Copper Canyon, so confirm the current appointment location before you go.

  • Shane should coordinate the first visit and registration.
  • Recheck model access and hours for the planned appointment.

BEFORE YOUR BUILDER CONSULTATION

Bring the details that make a visit productive.

Send Shane your preferred plan or Quick Move-In address, total budget, financing status, move deadline, garage needs, school year and outdoor plans. Include any previous builder contact or tour.

At the visit, compare the exact floor plan and lot with the written price, included finishes, option costs, incentive conditions, inspection access and projected completion. Request the current HOA documents and full ownership-cost information before choosing between homes.

  • Builder websites can differ from current conditions. Contact Shane before contacting or visiting the builder for updated availability, promotions and registration requirements.
  • Prices, plans, room counts, dimensions, square footage, lot sizes, finishes, availability, promotions, school references and delivery targets can change. Verify the selected property and current written terms.
  • This independent guide is informational. It is not a builder quote, property inspection, enrollment determination, legal opinion or tax advice. No future value, completion date, view, amenity access or investment result is guaranteed.
