CREEKBEND · CELINA, TEXAS · COMING SOON

Plan ahead for Toll Brothers’ anticipated early-2027 launch.

Creekbend is a planned Toll Brothers community in Celina, Collin County. The builder’s October 9, 2026 announcement says site work is underway and sales are anticipated in early 2027. The community pages currently identify both collections as coming soon.

This guide compares the 50-foot Ridge and 60-foot Enclave collections, their 12 published designs, anticipated price bands, planned amenities, school references, and ownership costs. The City of Celina also publishes a Creekbend PID assessment plan, an important part of the budget to verify for your lot.

No address-specific Creekbend quick move-in homes or individual plan prices were published in the reviewed pages. Anticipated opening and price bands are preliminary, and an inquiry does not reserve a lot or establish a completion date.

RIDGE AND ENCLAVE · ANTICIPATED OFFERINGS

Compare the two collections before choosing a plan.

The price bands are the builder’s anticipated collection references, not released individual-home quotes. Both collections publish one- and two-story designs and two- to three-car garage options across their menus.

RIDGE COLLECTION · SIX PUBLISHED DESIGNS

Compare the 50-foot collection’s design figures.

Figures come from the individual design pages. Alastair is the single-story choice; the other five are two-story designs. Percival lists three garages, while the other Ridge designs list two.

Individual plan prices were not published in the reviewed pages. The collection’s anticipated price band does not establish the price of each design. Plus signs indicate starting floor areas; options and released-lot compatibility require confirmation.

RIDGE · ALASTAIR · SINGLE-STORY OPTION

Start with how you want to use one-level living.

Alastair starts at 2,341+ square feet and lists three to four bedrooms, three full baths, zero to one half bath, and a two-car garage. Its description includes a separate dining room, connected kitchen and living area, covered patio, and primary suite with two walk-in closets.

Compare the available drawings to understand the bedroom and half-bath choices, storage, room separation, and the path from garage to kitchen.

  • Check room dimensions against your furniture, work needs, and guest arrangements.
  • Review garage bay dimensions, door openings, and storage capacity.
  • Confirm steps, doorway clearances, shower access, and any specific accessibility needs.

Single-story does not guarantee step-free access or accessibility. The rendering represents an advertised design; available configurations, included features, and prices still require release and confirmation.

RIDGE LAYOUT NOTES

What separates the six Ridge designs?

Alastair · one level and separate dining space

The plan connects the main living room, kitchen, casual dining area, and covered patio while retaining formal dining. Compare the three- and four-bedroom options and any half-bath choice on the current drawings.

Toll Brothers · Alastair
Barnaby · first-floor primary suite and flexible gathering space

Barnaby includes a first-floor primary suite, flex space, an upstairs loft, and three upstairs secondary bedrooms. Its community card highlights an optional media room. Ask how that option changes the selected layout, storage, and total price.

Toll Brothers · Barnaby
Cotswold · two-story great room and covered patio

Cotswold’s description includes a front office, first-floor primary and secondary bedrooms, and an upstairs loft with two bedrooms. Review how the two-story great room and covered patio affect sound, light, privacy, and the actual outdoor space.

Toll Brothers · Cotswold
Corby · formal dining and a main-level secondary bedroom

Corby combines formal dining, an office, a first-floor primary suite and secondary bedroom, and an upstairs loft with two bedrooms. It lists three full baths and no half bath; check the locations and access on the actual drawing.

Toll Brothers · Corby
Lyndhurst · guest suite, office, and upstairs loft

Lyndhurst includes a first-floor primary suite and guest suite, an office, laundry, and powder room. Upstairs bedrooms connect with a loft and full bath. Compare the primary closet arrangement and bedroom separation with the other four-bedroom designs.

Toll Brothers · Lyndhurst
Percival · three garages and four full baths

Percival is the largest published starting design in Ridge at 3,425+ square feet. It lists a first-floor primary suite and secondary suite, an office, an upstairs loft, four full baths, one half bath, and three garages. Review the actual bath access and garage layout.

Toll Brothers · Percival

ENCLAVE COLLECTION · SIX PUBLISHED DESIGNS

Compare the 60-foot collection’s design figures.

Archibald and Astrid are the two single-story designs. The other four are two stories. Astrid lists two garages; the other Enclave designs list three. Philomena is the five-bedroom entry in the reviewed menu.

DesignStarting sq. ft.BedroomsFull / half bathsStories / garage
Archibald2,941+32 full / 1 half1 story / 3 cars
Astrid3,077+43 full / 0 half1 story / 2 cars

Philomena3,520+54 full / 1 half2 stories / 3 cars
Randolf3,903+44 full / 1 half2 stories / 3 cars

The 60-foot collection does not establish a three-car garage in every design. Individual prices, available elevations, options, included features, and lot compatibility require confirmation when sales details are released.

ENCLAVE · ARCHIBALD AND ASTRID

Compare the two larger single-story layouts carefully.

Archibald starts at 2,941+ square feet with three bedrooms, two full baths, one half bath, and three garages. Astrid starts at 3,077+ square feet with four bedrooms, three full baths, no half bath, and two garages.

Both descriptions include an office and media room. Their bedroom, bath, and garage arrangements differ, so the larger floor area does not automatically provide the parking or room allocation you prefer.

  • Compare bedroom separation, closet sizes, bath access, and storage.
  • Review office and media-room dimensions against your actual use.
  • Confirm garage fit, lot compatibility, structural choices, and the complete price.

The illustration shows Archibald Hill Country. Confirm the actual selected configuration and accessibility needs; a rendering does not establish included features or a released property.

ENCLAVE LAYOUT NOTES

What separates the six Enclave designs?

Archibald · three bedrooms, office, media room, and three garages

Archibald’s entry passes an office and media room before the main kitchen, casual dining, living area, and covered patio. Two secondary bedrooms share a bath with separate vanity areas. Check how the three-bedroom arrangement fits your guest, work, and storage needs.

Toll Brothers · Archibald
Astrid · four bedrooms on one level

Astrid includes an office and media room alongside the connected living spaces. Its description gives one secondary bedroom a private bath and two others access to a shared hall bath. Review that allocation and its two-car garage against Archibald’s three-car arrangement.

Toll Brothers · Astrid
Godfrey · first-floor suites and an upper loft

Godfrey includes a first-floor primary suite, secondary bedroom suite, and office, with an upstairs loft and two bedrooms sharing a bath. The community card highlights an optional media room; confirm its exact drawing, compatibility, and added price.

Toll Brothers · Godfrey
Florian · two-story great room, office, and guest suite

Florian’s description combines a two-story entry and great room with a first-floor primary suite, guest suite, office, and powder room. Upstairs, a loft connects with the secondary bedrooms and hall bath. Compare room separation and sound around the open upper-level area.

Toll Brothers · Florian
Philomena · five bedrooms and first-floor guest accommodation

Philomena includes a first-floor primary suite and another bedroom suite, an office, and an upstairs loft with three secondary bedrooms. It lists four full baths, one half bath, and three garages. Review the individual bath arrangement and the dimensions of the rooms you expect to use daily.

Toll Brothers · Philomena
Randolf · four bedroom suites and the largest starting floor area

Randolf starts at 3,903+ square feet. Its description includes a first-floor primary and secondary suite, an office, and two upstairs bedroom suites near a loft. It lists four full baths, one half bath, and three garages. Compare the actual drawings, storage, circulation, and furniture clearances.

PRE-LAUNCH PRICING · LOT RELEASES · SELECTIONS

Prepare a shortlist while the complete sales details are pending.

The anticipated collection prices are a starting point for research. Before choosing a lot, request the released base price, lot premium, elevation price, structural choices, included package, design allowances, deposits, and selection deadlines.

The reviewed pages did not publish individual plan prices or address-specific quick move-in homes. A design page or walkthrough does not establish a completed model, a reservable lot, or a delivery date.

  • Identify the rooms, floor arrangement, garage, and timing you need before comparing upgrades.
  • Ask which plans and elevations are permitted on the released lot.
  • Review options and finishes in writing, including change-order terms, substitutions, and any timing impact.

A sales launch is different from a home’s completion or possession date. The anticipated early-2027 opening and preliminary price bands can change; no reservation priority or launch incentive is promised here.

PLANNED AMENITIES · FUTURE COMMUNITY

Review the amenity plan alongside its delivery schedule.

The builder describes an amenity center and pool, pocket parks, playground, event lawn, and common green spaces. These are planned community features; the reviewed coming-soon materials do not establish that they are currently open.

AMENITY TIMING

Ask what opens with each phase

Request the current amenity plan, construction schedule, expected opening sequence, and how facilities will be funded, maintained, and accessed.

RULES AND COSTS

Confirm access and operating terms

Ask about reservations, guests, pool seasons, hours, supervision, equipment rules, separate charges, and the association’s responsibilities.

ACTUAL LOCATION

Check the route from the lot

Review the actual distance, crossings, sidewalks, construction, lighting, privacy, and noise around any amenity or common area important to your decision.

Concept plans, lifestyle images, renderings, and future amenity descriptions do not guarantee opening dates, final designs, or access without additional charges. Verify current written plans and association documents.

PROSPER ISD · BUILDER-LISTED SCHOOL REFERENCES

A Celina location with Prosper ISD references.

These names appear on the current Creekbend and collection pages. They are builder references, not address-verified enrollment decisions. The city name alone does not establish Celina ISD.

LevelSchool named by Toll BrothersBefore relying on the reference

No school rating, assignment, enrollment acceptance, transfer, or transportation service is guaranteed. Use Prosper ISD’s official attendance resources and direct confirmation for the exact property and year.

2027 LAUNCH PLANNING · SCHOOL-YEAR CHANGES

Check the year you will enroll, not only today’s school names.

The 2027–28 boundary process is underway

Prosper ISD’s October 19, 2026 board recap describes proposed middle- and high-school boundary changes tied to Watkins Middle School’s planned fall 2027 opening. A final recommendation was scheduled for November 16, 2026, followed by district communication. As of this review, proposed boundaries should not be treated as approved assignments.

Prosper ISD · October 19, 2026 board recap
A sales opening does not establish an enrollment date

Creekbend’s expected sales opening is early 2027; a home completion date still needs separate confirmation. Give the district your intended enrollment date and child’s grade, and check another school year if construction or your move could cross that boundary.

Use the actual property address or lot information

Ask the district to verify the complete address, grade, school year, capacity, enrollment requirements, and transportation. If a new street is not recognized in the locator, provide the plat or lot information and obtain direct district confirmation.

Prosper ISD · official attendance resources

CREEKBEND PID · ADDITIONAL OWNERSHIP COST

Budget for the PID assessment alongside regular property taxes.

Celina lists a Creekbend Public Improvement District. Its linked assessment ordinance includes the figures above for Improvement Area #1. Monthly equivalents divide each annual installment by 12. PID assessments are additional to the ordinary jurisdiction-rate tax subtotal in the next table.

Obtain the current lot-specific assessment roll, applicable collection year, outstanding balance, payoff information, required notice, and closing allocation before budgeting.

IA #1 lot categoryPublished annual installmentMonthly budgeting equivalentDocument reference
50-foot lot category$4,718.24$393.19Appendix G-2 · assessment roll summary 2026–27
60-foot lot category$5,550.87$462.57Appendix G-2 · assessment roll summary 2026–27

These are document references, not a verified bill for every Creekbend property or a guarantee of future installments. Confirm the improvement area and exact parcel with the City, administrator, and title company. Updated plans, administrative costs, payment history, prepayments, and parcel allocation can affect the actual amount.

2026 TAX-RATE ILLUSTRATION · PID AND HOA EXCLUDED

Keep the base jurisdiction rates and the PID separate.

Illustration only: if all four entities tax the same $800,000 value with no exemptions or additional taxes, $800,000 ÷ 100 × 2.005411 equals approximately $16,043.29 annually, or $1,336.94 monthly.

Adding the referenced annual PID installment gives approximately $1,730.13 monthly for the 50-foot category or $1,799.51 for the 60-foot category, before HOA, insurance, financing, utilities, maintenance, or other charges. These combined figures use the unrounded tax calculation plus the stated annual PID amount, then divide by 12.

This uses adopted 2026 rates and the cited 2026–27 PID schedule for illustration. It does not establish 2027 or later tax rates, a lender estimate, or a verified parcel-specific bill. Taxable values and exemptions differ by entity; new-construction estimates may initially reflect land or incomplete improvements. Verify the completed-home value, all jurisdictions, exemptions, assessments, and actual billing year.

HOA · PRE-LAUNCH DOCUMENTS · COMPLETE BUDGET

Get the current assessments and purchase documents before signing.

A current official HOA assessment was not established from the reviewed Creekbend materials. Request the actual association and property documents when sales details become available.

HOA dues and all charges due at closing

Review current dues, billing schedule, budget, reserves, capital contributions, transfer fees, resale-certificate costs, and any planned or approved special assessments. Confirm all associations and charges that apply to the specific lot.

Restrictions, maintenance, and architectural approval

Check landscaping, fencing, parking, leasing, exterior maintenance, amenity rules, and approvals for a pool, outdoor kitchen, solar installation, or other planned change. Review the actual declaration and amendments.

Financing, PID allocation, and cash needed at closing

Have the lender and title company account for taxes, PID installments, HOA, insurance, deposits, credits, and any assessment allocation in the current estimate. Confirm how a seller or builder prepayment, if any, affects the selected parcel.

An unpublished or blank fee field does not establish $0 dues. Use current association documents, the applicable assessment roll, title information, lender estimates, and closing disclosures.

COMPLETE PRICE · FINANCING · FUTURE PROMOTIONS

Compare the complete purchase when written offers are available.

Separate the base home, lot premium, elevation, structural options, finishes, fees, incentives, and any agreed buyer rebate. Do not assume an anticipated collection price includes your preferred lot and selections.

When financing terms are available, compare written Loan Estimates for the same loan amount, loan type, and comparison date. Review rates, points, lender credits, closing costs, monthly costs, and cash to close.

  • Ask which homes and contract or closing dates qualify for any announced promotion.
  • Confirm preferred-lender conditions, credit limits, and whether offers can be combined.
  • Use the current full ownership estimate, including the actual PID and HOA charges.

No launch promotion, interest rate, loan approval, savings, monthly payment, or ability to combine credits is promised. Request current written terms through Shane.

TWO PURCHASE PATHS · VERIFY WHAT IS OFFERED AT LAUNCH

Plan for a ground-up purchase and watch for future inventory.

GROUND-UP BUILD

Confirm released lots and compatible designs

When sales open, ask about the available lots, plan and elevation compatibility, selection choices, deposits, deadlines, complete price, inspections, financing, and construction schedule.

  • Review delay, appraisal, cancellation, financing, and possession terms.
  • A published design does not itself establish a currently reservable lot.

FUTURE INVENTORY

Review actual homes if and when they are released

If the builder later releases inventory, compare the specific address, drawings, selected package, remaining choices, construction stage, inspections, repairs, and written closing expectations.

  • The reviewed Creekbend pages did not publish address-specific quick move-in homes.
  • If your move cannot wait for the project, ask Shane about current ready-home alternatives nearby.

The anticipated sales opening is different from a completion date. Confirm the purchase paths actually offered and the timing of the selected property before making moving or lease arrangements.

BEFORE YOU SIGN

Review the property, inspection access, and actual contract.

Survey, drainage, easements, and surrounding land
  • Review the survey, plat, setbacks, grades, drainage, retaining walls, utility easements, and official flood information for the exact parcel.
  • Check roads, nearby utilities, adjacent land uses, construction, privacy, lighting, and noise in person.
  • Verify the status of future roads, schools, trails, commercial areas, and amenities shown on development maps.
Independent inspection, repairs, and warranty coverage

Arrange inspection access early, including construction-stage inspections where appropriate and permitted. Review how findings and repairs are documented, the final walkthrough, warranty coverage, exclusions, deadlines, claim procedures, and coverage start dates.

CFPB · arrange a home inspection
Deposits, appraisal, financing, delays, and possession

Read the builder contract and addenda before signing. Confirm what happens if construction, financing, an appraisal, or your current home sale is delayed. Put agreed options, prices, credits, repairs, and dates in writing. Obtain qualified legal, tax, lending, insurance, or inspection advice when needed.

FUTURE COMMUNITY LOCATIONS · COORDINATE BEFORE VISITING

Confirm the appointment destination and available access.

The Ridge page lists 3908 Ozark Dr as its future community location. The Enclave page lists 3904 Ozark Dr. Both are shown as Celina, TX 75078. These are future-location references; the reviewed pages do not establish an operating model, staffed sales office, or current tour access.

Contact Shane first to confirm the current sales arrangements, agent registration, meeting location, and any permitted property access.

  • Send your budget, timing, room and garage needs, financing plans, and prior builder contact through the form.
  • Prepare a shortlist of designs and the lot or option questions that matter to you.
  • Ask for current release information and written costs before making a reservation or deposit.

Addresses, access, staffing, appointments, and sales arrangements can change before launch. Confirm the destination and arrangements with Shane before traveling.

CREEKBEND QUESTIONS

Clear up the details that can change your plans.

Is Creekbend selling homes now?

The reviewed pages identify Creekbend as coming soon. The October 9, 2026 announcement anticipates an early-2027 sales opening. Have Shane confirm the latest status; a sales opening does not establish when a specific home can be occupied.

What prices are published?

Ridge is anticipated from the upper $500,000s and Enclave from the low $700,000s. Individual plan prices were not published in the reviewed pages. Request current released pricing and the full lot-and-selection quote when available.

Which designs are single story?

The reviewed menus identify Alastair in Ridge, and Archibald and Astrid in Enclave, as single-story designs. Check bedroom, bath, and garage differences along with the selected configuration and lot compatibility.

Does Creekbend have a PID?

Celina publishes a Creekbend PID assessment ordinance. The cited IA #1 assessment roll shows different annual installments for 50- and 60-foot categories. Verify the exact parcel, applicable year, current roll, outstanding balance, and closing allocation before using a figure in your budget.

Are the schools and amenities guaranteed for a 2027 move?

Toll Brothers currently names Thomson Elementary, Moseley Middle, and Prosper High. Verify the exact address, grade, and enrollment year with Prosper ISD, including the 2027–28 boundary process. Amenities are planned features whose completion, access, and operating rules need confirmation.

How do I request promotions and move-in ready homes?

Complete Shane’s form for Creekbend launch information and promotions when announced. If you need a home sooner, include your move-in deadline so Shane can check current move-in ready alternatives in nearby communities.

REQUEST THE LATEST CREEKBEND INFORMATION

Planning for Creekbend—or comparing homes available sooner?

Complete the request form for the latest Creekbend status, released pricing and promotions when available, and current move-in ready home options nearby if your timing requires an earlier move.

Share your budget, preferred date, layout and garage needs, financing or cash purchase plan, and any previous builder contact. Shane can help compare the current choices and confirm registration before your first builder consultation.

Request Creekbend Information & Available HomesHow the buyer rebate program works

Creekbend is advertised as coming soon as of the review date. Contact Shane first before contacting the builder or visiting a future sales location. Pricing, inventory, launch plans, promotions, construction timing, and rebate eligibility depend on current terms.
