COLLECTION COMPARISON · OCTOBER 25, 2026
Compare the four advertised starting points.
These are published design or collection figures, separate from a written quote for a specific home. Actual inventory homes may have larger floor areas, different room counts, and different prices.
| Builder / collection | Published plan-size reference | Stories / garage | Online starting figure | Start your comparison here |
|---|---|---|---|---|
| Pulte · Signature | 1,815–3,329 sq. ft. across the reviewed cards | 1–2 stories / 2 cars | $504,990 | Single-story choices, flex rooms, and configured inventory |
| Pulte · Terrace | 2,470–3,566 sq. ft. across the reviewed cards | 1–2 stories / 2–3 cars | $588,990 | Larger layouts, one-story options, and garage configuration |
| Taylor Morrison · 50s | 2,033–3,652 sq. ft. in the collection menu | 1–2 stories / 2–3 cars | $542,990 | Auburn and Merlot one-story options, plus larger two-story designs |
| Taylor Morrison · 60s | 2,487–4,087 sq. ft. in the collection menu | 1–2 stories / 2–3 cars | $587,990 | Pewter’s one-story layout, three-car options, and larger configurations |
Taylor Morrison’s 50s and 60s labels describe homesite-width collections, not exact lot area or usable yard. Pulte’s series names do not establish a specific lot size here. Confirm the lot, compatible plan, elevation, options, incentives, and final price with Shane.
PULTE · SIGNATURE SERIES
Twelve published designs to compare.
Sizes and room counts below use the individual Pulte plan specifications, including decimal bathroom ranges that are not fully shown on some community summary cards. Confirm the configuration and full/half-bath breakdown for the selected home.
| Design | Approx. plan sq. ft. | Beds / baths as listed | Stories / garage | Displayed starting figure |
|---|---|---|---|---|
| Bell | 1,815 | 3 beds / 2 baths | 1 story / 2 cars | $504,990 |
| Blue Sky | 2,169 | 3–4 beds / 2 baths | 1 story / 2 cars | $517,990 |
| Puma | 2,587 | 4 beds / 2.5–3.5 baths | 2 stories / 2 cars | $564,990 |
| Riverdale | 2,792 | 4–5 beds / 2.5–3.5 baths | 2 stories / 2 cars | $569,990 |

| Lexington | 3,281 | 4–5 beds / 2.5–4 baths | 2 stories / 2 cars | $620,990 |
| Wheeler | 3,329 | 4–5 beds / 2.5–4 baths | 2 stories / 2 cars | $620,990 |
A displayed starting figure is not a secured build-from-scratch price. For example, the Mooreville card shows 2,640 sq. ft. and $588,900, while the reviewed available-home example has 3,300 sq. ft. at the same published price. Confirm the exact home or build configuration to which a price applies.

PULTE · SINGLE-STORY STARTING POINTS
Compare the rooms you need without assuming more stairs.

- Check how the study or flex room changes the bedroom arrangement.
- Compare storage, laundry access, pantry space, and garage clearances.
- Confirm which single-story plans fit the lots currently available.
The exterior image represents the Blue Sky design and does not establish the actual condition, surroundings, included features, or availability of a particular Highland Lakes home.

| Ferris | 3,525 | 4–5 beds / 3.5–4.5 baths | 2 stories / 2 cars | $678,990 |
The bathroom ranges use the individual plan specifications, including half baths omitted from some summary cards. Confirm the specific drawings, full/half-bath breakdown, garage arrangement, options, lot compatibility, and complete price for the selected home.

- Compare cabinetry, counters, flooring, appliances, lighting, windows, and ceiling treatments.

Five priced designs and two inventory-focused menu entries.
Auburn and Merlot are one-story choices. The menu also displays Carmine and Saffron with a quick move-in label and no starting price; that label does not establish that a matching home is currently available.
| Design | Approx. menu sq. ft. | Beds / baths as listed | Stories / garage | Advertised price from |
|---|---|---|---|---|
| Auburn | 2,033–2,038 | 3 beds / 2–2.5 baths | 1 story / 2 cars | $542,990 |

Six priced designs and the Amber inventory-focused entry.
Pewter is the one-story design in this menu and lists a three-car garage. Topaz and Ruby also list three-car garages. Amber appears with a quick move-in label instead of a starting price.

CLUBHOUSE · FITNESS · AMENITY ACCESS
See the facilities you expect to use.
Taylor Morrison’s collection descriptions say amenities are open, and its community photography shows a fitness studio and recreation areas. Pulte also advertises a community fitness center, pool, splash pad, playground, and trails.
- Ask about current fitness-center hours, equipment, access credentials, and age or guest rules.
- Confirm reservation procedures, cleaning or event charges, and any restrictions on facility use.
- Check the walking or driving route from the actual lot.
Some website headings and older images still use planned or future wording. Confirm current operations, access rights, and any remaining development with Shane and the association. Photography does not guarantee equipment, opening dates, or continuous availability.

POOL · OUTDOOR GATHERING AREAS
Make the shared spaces part of your visit.
The official community gallery includes the pool and shaded seating. During a visit, check the facilities themselves and ask how access works for owners, household members, and guests.
- Confirm pool season, hours, guest limits, access procedures, and current rules.
- Ask whether any facility or reservation charge is separate from the base assessment.
- Review the association’s maintenance responsibilities and contact procedure for closures or repairs.
The photograph is a builder-provided community image. It does not establish current pool operation, a particular home’s view, or access rights beyond the applicable association documents.

PATHS · OPEN SPACE · EVERYDAY ROUTES
Look at the neighborhood from the home you are considering.
The builders describe lakes, green space, and walking or biking paths. Compare the actual block, crossings, grades, lighting, nearby construction, and route to recreation areas. Use existing roads to test your daily travel toward US 380, US 75, and the Dallas North Tollway.
- Drive the work, school, grocery, and airport routes that matter to you at normal travel times.
- Review the lot’s setbacks, easements, drainage, usable yard, privacy, and afternoon sun.
- Verify any future road, school, trail, retail, or adjacent land-use claim before relying on it.
No specific commute time, permanent view, water access, future home value, or completed connection from every lot is assumed. Use the current survey, plat, parcel information, and on-site conditions.
PUBLISHED HOME EXAMPLES · READ THE TIMING COLUMN
Available now and anticipated completion are different labels.
The figures below come from individual builder home pages reviewed October 25, 2026. Complete Shane’s request form for current promotions, actual move-in ready inventory, availability, and confirmed closing or possession dates.
| Builder / address / design | Published price | Approx. sq. ft. | Beds / baths / garage | Builder’s timing label |
|---|---|---|---|---|
| Pulte · 4113 Jacksonville Dr · Mooreville | $588,900 | 3,300 | 4 beds / 3 baths / 2 cars | Available Now |
| Pulte · 4109 Jacksonville Dr · Rainier | $624,990 | 2,976 | 5 beds / 3.5 baths / 2 cars | Dec–Jan 2027 |
| Pulte · 6812 Alvarado Dr · Gillett | $704,990 | 4,033 | 5 beds / 4.5 baths / 3 cars | Nov–Dec 2026 |
| Taylor · 4224 Cleburne Ln · Terracotta | $584,151 | 2,575 | 4 beds / 3.5 baths / 2 cars | Oct–Nov 2026 |
| Taylor · 6804 Fort Parker Way · Topaz | $669,655 | 3,497 | 4 beds / 4.5 baths / 3 cars | Nov–Dec 2026 |
| Taylor · 6709 Muenster Dr · Citron | $663,441 | 3,118 | 4 beds / 4.5 baths / 2 cars | Jan–Feb 2027 |
All addresses are in McKinney, TX 75071. The table uses individual-home specifications where community summaries differ; for example, Rainier’s individual page lists 3.5 bathrooms. Timing labels are preserved from the builder pages and are not guarantees of completion or possession. A quick move-in design or URL does not mean the home is ready today.
PROSPER ISD · RESOLVE THE MIDDLE-SCHOOL DIFFERENCE
Confirm the exact address and school year with the district.
The builders agree on Prosper ISD, Reeves Elementary, and Walnut Grove High, but their middle-school information differs. Pulte lists Bridges Middle; Taylor Morrison’s collection pages and October 2026 fact sheet list Jones Middle. Neither builder list establishes enrollment for your purchase address.
| Level | Pulte’s current listing | Taylor Morrison’s October 2026 listing | Next step |
|---|---|---|---|
| Elementary | Mike & Janie Reeves Elementary | Reeves Elementary | Confirm exact address, year, enrollment, and transportation |
| Middle | Bridges Middle School | Jones Middle School | Obtain district confirmation for the selected address and year |
| High | Walnut Grove High School | Walnut Grove High School | Confirm current assignment and intended enrollment year |
This is a comparison of builder-published information, not address-verified school assignments. The district’s October 19, 2026 recap describes a proposed 2027–28 boundary process, with a final recommendation scheduled for November 16. Proposed maps and builder references to future on-site schools are not approved assignments or guaranteed opening dates. Verify boundaries, capacity, and transportation directly with Prosper ISD.
Use Prosper ISD’s official attendance resourcesHOA · MANAGEMENT · UTILITIES
Use the dated fact sheet as a starting point for the actual lot.
2026 published base assessment · $650 annually
Taylor Morrison’s October 2026 community fact sheet lists an approximate 2026 annual base assessment of $650. Dividing by 12 gives $54.17 per month, rounded, as a budgeting comparison. It does not establish billing frequency or every charge for a home.
- Request the current master-association budget, governing documents, assessments, and any separate or special charges.
- Confirm the actual property’s obligations, including a Pulte purchase or a different phase.
Management, rules, maintenance, and closing charges
The sheet identifies Highland Lakes Homeowner’s Association, Inc. and gives neighborhoodmanagement.com and 972-359-1548 as management contact information. Ask for current rules and owner responsibilities before making plans for the property.
- Review parking, rentals, pets, landscaping, fences, exterior changes, and amenity access.
- Ask about transfer, resale, capital-contribution, reservation, or other charges.
- Review your insurance and maintenance responsibilities for the actual home.
Electric service differs by phase in the published sheet
The fact sheet lists Grayson-Collin Electric Cooperative and separately identifies CoServ for phase 5. It also lists Atmos gas, City of McKinney water/sewer and trash/recycling, and AT&T service information.
- Verify the exact address’s utility providers, internet availability, installation dates, and deposits.
- Do not assume the same electric provider serves every phase or that the sheet lists every available service.
The document calls these approximate base assessments. Obtain current property-specific amounts, documents, service availability, and management contacts before budgeting or closing.
TAXES · NO MUD/PID MARKETING · COMPLETED-HOME COSTS
Separate the fact sheet’s 2025 rates from the current public table.
2026 four-entity rate reference
The builder fact sheet is dated October 2026 but labels its tax figures as 2025. For this guide’s 2026 reference, Collin County’s jurisdiction table lists City of McKinney 0.412284, Collin County 0.151414, Collin College 0.081220, and Prosper ISD 1.201100, each per $100 of taxable value. Their arithmetic subtotal is 1.846018 per $100.
Read Collin County’s 2026 tax rates and exemptionsIllustration · $700,000 taxable value
If all four listed entities tax the same $700,000 value, with no exemptions or additional entities or assessments: $700,000 × (1.846018 ÷ 100) = $12,922.13 per year, rounded. Dividing the unrounded annual amount by 12 gives $1,076.84 per month.
- This is an arithmetic example, not a quote or bill for a Highland Lakes home. Exemptions can create different taxable values for each entity.
- Budget separately for mortgage principal and interest, insurance, HOA, utilities, maintenance, and other charges.
Verify the actual parcel and completed home
Both builders advertise no MUD/PID. Verify the selected lot’s taxing entities and any special-district or assessment obligations in its records and closing documents. A new-home tax estimate may reflect vacant land or partial construction.
- Ask for a completed-home estimate before setting your budget.
- Confirm taxable values, exemptions, and any additional charges for the actual property.
No MUD/PID marketing does not eliminate regular property taxes or association costs. Rates, exemptions, values, assessments, and dues can change.
CURRENT INCENTIVES · FINANCING · CASH TO CLOSE
Request the current offer and compare its complete terms.
Complete Shane’s request form for current promotions and move-in ready home options. Online advertisements may involve a required lender, eligible homes, specific dates, loan qualifications, or restrictions on combining offers.
Check the whole rate and payment schedule
Some reviewed builder advertisements involve adjustable-rate mortgage programs or other introductory offers. Ask for the full terms, fixed introductory period, later adjustment rules, rate caps, APR, points, fees, and eligibility requirements.
- Confirm contract and closing deadlines and whether the home qualifies.
- Do not treat a sample principal-and-interest payment as the complete monthly ownership cost.
Compare the same loan scenario and the final purchase price
Use written Loan Estimates based on the same loan amount, loan type, and timing. Compare loan costs, lender credits, monthly costs, and cash to close. Keep the home price, lot premium, options, builder incentive, and any buyer rebate separate.
Use the CFPB’s Loan Estimate comparison guideNo interest rate, promotion, lender approval, savings, monthly payment, or ability to combine credits is promised here. Use current written offers, lender estimates, and signed transaction documents.
TWO WAYS TO BUY A NEW HOME
Build from the ground up or review a home already underway.
GROUND-UP BUILD
Choose the lot and the configuration
Confirm released lots, compatible plans, elevations, structural choices, finish selections, deposits, and deadlines. Price the complete configuration before comparing it with an inventory home.
- Plan inspections, financing, rate-lock timing, and your move around the construction schedule.
- Review delay, appraisal, deposit, cancellation, and possession terms in the actual contract.
SPEC OR QUICK MOVE-IN
Review the actual home and its completion stage
Check finishes, remaining selections, included features, inspection access, repairs, expected completion, and written closing and possession arrangements.
- Ask about appliances, window coverings, landscaping, and other move-in costs.
- A quick move-in label can include a home still under construction.
A published design does not establish that it can be built on an available lot. Have Shane verify the current purchase paths and inventory. The New Homes guide at the top of this page outlines both buying processes.
BEFORE YOU SIGN
Review the lot, inspection access, and contract together.
Lot, survey, drainage, and surrounding land
- Review the survey, plat, setbacks, easements, grades, drainage, retaining walls, and official flood information for the parcel.
- Check privacy, sound, sunlight, roads, construction, utilities, and adjacent land uses.
- Verify the status of any future school, road, amenity, retail area, or trail shown on a development map.
Independent inspection, repairs, and the actual warranty
Arrange inspection access early and understand how findings and repairs will be documented. Review warranty coverage, exclusions, deadlines, claims, and the start date.
- Discuss construction-stage inspections where appropriate and permitted.
- Confirm agreed repairs and complete the final walkthrough before closing.
Deposits, loan approval, appraisal, delays, and possession
Read the actual builder contract and addenda before signing. Confirm what happens if construction, financing, an appraisal, or your own home sale is delayed.
- Put agreed options, prices, incentives, credits, repairs, and dates in writing.
- Use qualified legal, tax, lending, insurance, or inspection advice when your question calls for it.
FIRST CONTACT WITH EACH BUILDER · BUYER REBATE
Have Shane registered before your first builder consultation.
Tell each builder that Shane represents you and have that builder confirm your agent registration at the first consultation. Registration can affect recognition of your representation and eligibility for the buyer rebate program. A registration with Pulte does not automatically register you with Taylor Morrison. Visiting together is recommended.

HIGHLAND LAKES QUESTIONS
A few points to clear up before making an inquiry.
Which builder collections can I compare here?
This guide covers Pulte’s Signature and Terrace series and Taylor Morrison’s 50s and 60s collections. Use the tables to compare layouts and published figures, then request the current lot and home options from Shane.
Are there single-story and three-car garage choices?
The reviewed menus show one-story Pulte Bell, Blue Sky, Azle, and Boling designs, plus Taylor Morrison Auburn, Merlot, and Pewter. Pewter lists a three-car garage; other three-car designs appear in the tables. Availability and lot compatibility require current confirmation.
Are all 33 designs available to build today?
The count describes published menu entries. Taylor Morrison labels Carmine, Saffron, and Amber for quick move-in homes without a starting price. A menu entry, price, or quick move-in label does not establish a released lot, active inventory, or immediate possession.
Which middle school should I rely on?
Pulte currently lists Bridges; Taylor Morrison’s pages and October 2026 sheet list Jones. Ask Prosper ISD to confirm the exact purchase address and intended school year. Do not assume an advertised campus or future school is an enrollment guarantee.
How do I get current promotions and move-in ready homes?
Complete Shane’s request form with your budget, target move-in date, preferred layout, financing plan, and any previous builder contact. Shane can verify current inventory, promotions, pricing, and registration requirements before arranging a visit.
REQUEST THE LATEST HIGHLAND LAKES INFORMATION
Looking for current incentives or a move-in ready home?
Complete the request form for the latest builder promotions and move-in ready home options at Highland Lakes. Share your budget, preferred move-in date, must-have rooms, financing or cash purchase plan, and any previous contact with Pulte or Taylor Morrison.
Shane can verify current pricing, availability, offer terms, and registration requirements, then help compare the options that fit your plans.
Builder websites may differ from current sales conditions. Contact Shane first through the form before contacting a builder or visiting a sales office. Promotions, inventory, completion dates, and rebate eligibility are subject to current terms.
