OAKBRIDGE CROSSING · FLOWER MOUND, TEXAS · TOLL BROTHERS

Start with the layout, then compare the complete home.

Oakbridge Crossing is a Toll Brothers single-family home community in Flower Mound, Denton County. The published design lineup includes the one-story Faroe and five larger two-story designs, with different approaches to bedroom suites, workspaces, gathering rooms, garages, and outdoor living.

This guide compares the six design pages and two published inventory examples. Use it to narrow your priorities, then have Shane verify the actual lots, homes, complete pricing, and timing available for your move.

FLOWER MOUND LOCATION · DENTON COUNTY

Compare the property with the routes you use every day.

Toll Brothers highlights proximity to The Shops at Lakeside and access to Highways 121, 114, and 635 and Interstate 35E. Its current sales page lists 1209 Valkyrie Sky Rd, Flower Mound, TX 75028 as the sales center. Confirm the meeting destination and model access with Shane before traveling.

Review the route from the actual lot to work, schools, groceries, recreation, and other regular destinations. A marketing description of highway access does not establish a particular commute time.

  • Drive the routes at the times you expect to use them, including the trip home.
  • Check current construction, turning access, traffic, lighting, noise, and adjacent land uses.
  • Review the lot survey, plat, dimensions, orientation, setbacks, easements, and buildable area.

Nearby shopping and roads are location references, not guarantees of travel time, walkability, future business openings, or resident access. Confirm the actual parcel’s municipality, county, school district, and tax jurisdictions.

SIX PUBLISHED DESIGNS · OCTOBER 26, 2026

Compare the starting figures before adding selections.

These figures come from the individual Toll Brothers design pages. Full baths and half baths are shown separately. Plus signs indicate published starting floor areas, not a maximum size. The six designs are separate from the Valerie inventory example below.

Design / starting sizeBedroomsFull / half bathsStories / garagePublished starting price
Faroe · 4,024+ sq. ft.4–54 full / 1 half1 story / 3 cars$1,494,995
Henson · 5,076+ sq. ft.55 full / 1 half2 stories / 3 cars$1,580,995
Luxembourg · 5,266+ sq. ft.54–5 full / 1 half2 stories / 3 cars$1,585,995
Nokota · 5,436+ sq. ft.4–54–5 full / 1 half2 stories / 3 cars$1,620,995
Sorraia · 5,874+ sq. ft.5–64–5 full / 1 half2 stories / 3 cars$1,684,995
Waler · 5,967+ sq. ft.55 full / 2 half2 stories / 4 cars$1,730,995

A starting price is not an all-in quote. Confirm the released lot, compatible plan, lot premium, elevation, structural choices, finish selections, fees, and complete price. A design listing does not establish that it can be built on a currently available lot.

FAROE · ONE-STORY DESIGN

Put the bedrooms, office, and gathering spaces on one level.

Faroe is the published single-story option, starting at 4,024+ square feet with four to five bedrooms, four full baths, one half bath, and a three-car garage. Its description includes a private office, flex space, media room, formal dining room, butler pantry, and covered patio.

Compare how those spaces work together, the separation of bedrooms, and the distance between garage, kitchen, laundry, and outdoor space. Confirm the drawing and price for the bedroom configuration you prefer.

  • Check actual room dimensions and the furniture you plan to use.
  • Review garage bay widths, depth, doors, and storage space.
  • Verify entry steps, door clearances, shower access, and any specific accessibility needs.

Single-story does not establish step-free access or accessibility. The illustration shows a Faroe Transitional design, while the reviewed Midgard home is listed as Mediterranean.

LAYOUT NOTES · OPEN THE DESIGNS THAT INTEREST YOU

What separates the six designs?

Faroe · one level with office, media, and flex space

The main living area connects the kitchen, casual dining area, great room, and covered patio. A formal dining room connects through a butler pantry. The design description gives the secondary bedrooms walk-in closets and private baths; confirm how the optional bedroom configuration changes the selected layout.

Toll Brothers · Faroe design
Henson · courtyard living and a first-floor guest suite

Henson’s description includes a front courtyard and outdoor living area, a two-story foyer, a private office, a first-floor primary suite, and another first-floor bedroom suite. Upstairs bedrooms, loft, and media space provide another gathering area. Compare courtyard privacy, sunlight, and the actual usable outdoor space on the lot.

Toll Brothers · Henson design
Luxembourg · decorated model with formal dining and upper gathering space

The community identifies Luxembourg as its decorated model. Its published description includes a first-floor primary suite, office, kitchen with an island, butler pantry, formal dining area, loft, and media room. The community highlights an optional floating staircase; verify the selected stair design, structural options, and price instead of assuming the model configuration is standard.

Toll Brothers · Luxembourg design
Nokota · open main living area, office, and upstairs media space

Nokota combines a two-story entry and great room with formal dining, an office, a first-floor primary suite, upstairs bedroom suites, media space, and a loft. The community card highlights a dual staircase; confirm the actual drawings, stair arrangement, bedroom choices, and bath configuration for your lot.

Toll Brothers · Nokota design
Sorraia · five to six bedrooms and large gathering areas

Sorraia lists a two-story foyer and great room, formal dining, a first-floor office and primary suite, upstairs media space, and a loft. Its published range includes five to six bedrooms. Compare the option drawings to see what changes in room size, circulation, storage, and gathering space when an additional bedroom is selected.

Toll Brothers · Sorraia design
Waler · four garages, five bedrooms, and two half baths

Waler has the largest starting floor area in this published lineup, at 5,967+ square feet. It lists five bedrooms, five full baths, two half baths, and four garages. The description includes formal and casual dining, walk-in and butler pantries, an office, media space, a loft, and a first-floor primary suite with two walk-in closets.

Toll Brothers · Waler design

These notes summarize published designs. Ask Shane for current floor drawings, lot compatibility, structural options, garage dimensions, included specifications, and a written quote. Room labels and model images do not replace a review of the purchased configuration.

DESIGN STUDIO · INCLUDED FEATURES · SELECTION DEADLINES

Turn the model features you like into a written specification.

The builder’s April 2026 phase announcement describes Design Studio selections and inventory with Designer Appointed Features. Ask which structural and finish choices remain available for the home you are considering, what is already included, and what additional selections cost.

Compare appliances, cabinets, countertops, flooring, windows, doors, lighting, plumbing fixtures, and exterior materials using the actual specification and selection sheets.

  • Separate structural decisions from finish selections and confirm each deadline.
  • Ask about allowances, deposits, change-order charges, substitutions, and any timing impact.
  • For a configured inventory home, review the selected package and remaining choices before signing.

Model upgrades, furnishings, decor, and pictured finishes are not a statement of standard features. Only the actual selected package and signed documents establish what is included.

TWO PUBLISHED HOME EXAMPLES · PRICE AND TIMING

The completion year matters as much as the quick move-in label.

The Valerie page shows a November 2026 target. The Faroe page shows November 2027, a full year later, and identifies it as Design Ready. Neither target is a guarantee of closing or possession, and neither page is presented here as confirming immediate availability.

Reviewed October 26, 2026. Have Shane verify the date, current construction stage, availability, asking price, remaining decisions, and written closing expectations before arranging a move, lease expiration, or school enrollment.

THE SAME TWO HOMES · CONFIGURED SPECIFICATIONS

Compare the actual inventory specification, not just the name.

Valerie appears as an individual inventory home but is not one of the six designs displayed in the reviewed Home Designs menu. Its listing does not by itself establish a current build-to-order Valerie offering. Faroe’s inventory specification shows four bedrooms within the design page’s four-to-five-bedroom range.

Use the exact home’s drawings, survey, selected package, written specifications, contract, and inspection findings. Garage counts and square footage do not establish vehicle fit, storage capacity, or usable yard.

DESIGN READY AND DESIGNER APPOINTED HOMES

Check what is already selected and what can still change.

The Faroe at 1209 Midgard is labeled Design Ready. Its page says construction is underway and select finishes can be personalized for a limited time. The community card also markets pond and park views; verify the actual sightlines, adjacent land, drainage, easements, and future-development conditions for that lot.

The Valerie at 1201 Lessig Ln lists Designer Appointed Features and highlights a courtyard, covered patio, wine room, media room, and loft. Compare those features against the actual drawings and specifications.

  • For the Faroe, ask which selections are still open, their deadlines, and any price or timing impact.
  • For the Valerie, review the selected finish package, included appliances, and remaining work.
  • For either home, confirm inspection access, repair procedures, final walkthrough, and possession arrangements.

The loft photograph is from the Luxembourg model, not either inventory home. An advertised view or Design Ready designation does not guarantee a permanent view or unlimited customization.

COMMUNITY FEATURES · NEARBY DESTINATIONS

Verify the amenities and access that matter to you.

Toll Brothers advertises a community pavilion and gathering area. It also highlights The Shops at Lakeside and the nearby Bluebonnet Elementary and Shadow Ridge Middle schools. Check the current facilities and the actual routes from your lot.

COMMUNITY SPACE

Ask about pavilion access and maintenance

Confirm whether the gathering area is open, how it is maintained, operating rules, reservations, guest use, and any separate charges. Request the current amenity and association documents.

SHOPPING AND RECREATION

Check the destinations you will actually use

Review shopping, dining, parks, trails, and other activities against your own routines. Verify public access, operating hours, fees, parking, and travel conditions with the relevant facility.

LOT AND SURROUNDINGS

Visit the exact homesite

Check privacy, road exposure, sunlight, drainage, utilities, easements, nearby construction, and adjacent land. A model or community photograph does not show every lot’s surroundings.

Model outdoor features and lifestyle images do not establish a resident pool, fitness center, membership, or included amenity. Confirm any facility essential to your decision before relying on it.

LEWISVILLE ISD · BUILDER REFERENCES AND DISTRICT FEEDERS

Use the district’s locator for the exact purchase address.

The builder describes Bluebonnet and Shadow Ridge as less than a mile away. That is a proximity reference, not an enrollment decision, a safe walking-route determination, or a transportation guarantee. The feeder pattern provides context but does not replace an address check.

LevelPublished referenceWhat to verify
ElementaryBluebonnet Elementary is named by Toll Brothers.Confirm the address, grade, attendance year, capacity, and enrollment requirements.
MiddleShadow Ridge Middle is named by Toll Brothers.Verify the address-specific assignment and transportation arrangements with LISD.
High school / grade 9LISD’s feeder page places Bluebonnet and Shadow Ridge under the Flower Mound High School feeder, including the ninth-grade campus.Confirm the actual high-school and ninth-grade campus assignment for your address and year.

No school rating, attendance assignment, transfer, enrollment acceptance, or transportation service is guaranteed here. Use LISD’s current School Locator and direct district confirmation before making a school-based purchase decision.

SCHOOL ENROLLMENT · TIMING · NEW ADDRESSES

Match the school check to the move you are planning.

How to use LISD’s School Locator

Enter the full home address in the district’s School Locator and click near the property to display the attendance zones. Check the property location carefully. If a new street or lot is not recognized, ask LISD to confirm using the complete address and plat or lot information.

LISD · official School Locator and instructions
Check both the enrollment year and any grade-specific campus

The two reviewed home targets fall in different years: November 2026 and November 2027. Give LISD the child’s grade and intended enrollment date, then confirm the relevant attendance year, high-school or ninth-grade campus where applicable, enrollment documents, capacity, and transportation.

LISD · attendance zones and feeder patterns
Confirm the address before relying on a nearby school

A nearby campus, a builder reference, a district feeder chart, or a school listed on a portal is not an address-specific enrollment approval. Ask the district to resolve any difference between the locator, current boundaries, and marketing information before you commit.

HOA · ASSOCIATION DOCUMENTS · ALL OWNERSHIP CHARGES

Get the current assessments and restrictions in writing.

A current HOA assessment was not established from the official builder materials reviewed for this guide. Request the association and property-specific disclosures before using a fee in your budget.

Dues, budgets, reserves, and charges due at closing

Request the current assessment and billing schedule, budget, reserve information, capital or working-capital contributions, transfer fees, resale-certificate charges, and any approved or planned special assessments. Confirm every association or assessment that actually applies to the selected property.

Architectural rules, maintenance, and amenity responsibilities

Review declaration and rules, exterior maintenance, landscaping, fencing, parking, leasing, and the architectural approval process. If a pool, outdoor kitchen, solar installation, or another change matters to you, check the applicable requirements before budgeting for it.

Parcel-specific taxes, special districts, and assessments

Have the title company and relevant public offices identify the actual tax jurisdictions, special assessments, and required notices. This guide does not establish that every lot is free of MUD, PID, or other parcel-specific charges.

A blank fee field or $0 in a website payment calculator does not establish a $0 association assessment. Use current association documents, title information, official records, and closing disclosures.

OFFICIAL 2026 TAX RATES · PER $100 OF TAXABLE VALUE

Build the estimate from current town, county, and school rates.

Illustration only: if all three entities tax the same $1,600,000 value with no exemptions and no additional taxes or assessments, $1,600,000 ÷ 100 × 1.648471 equals approximately $26,375.54 a year, or $2,197.96 a month. The calculation excludes HOA dues, insurance, utilities, financing, and maintenance.

Denton County’s Truth in Taxation summary publishes the three adopted 2026 rates. Flower Mound’s adopted-budget information confirms the town rate, and LISD’s August 2026 announcement confirms its $1.0778 rate. Do not substitute an older year’s county or school rate.

Jurisdiction2026 adopted rateUse in this illustration
Town of Flower Mound0.387277Confirm town jurisdiction for the actual parcel.
Denton County0.183394Use the current county rate and entity-specific taxable value.
Lewisville ISD1.077800Confirm school-district jurisdiction and taxable value.
Three-rate subtotal1.648471Research subtotal; verify all other applicable taxes and assessments.

This is not an actual bill, lender estimate, or confirmed total rate for every lot. Taxable values and exemptions differ by entity. New-construction estimates may initially reflect land or incomplete improvements. Verify the completed-home value, exemptions, all tax jurisdictions, and any additional assessments.

CURRENT PROMOTIONS · COMPLETE PURCHASE COST

OFFER CONDITIONS

Have Shane check eligible homes, contract and closing deadlines, preferred-lender requirements, credit limits, and whether incentives can be combined. Promotional banners do not establish the terms available to your transaction.

FINANCING

Compare equivalent Loan Estimates

Use the same loan amount, loan type, and comparison date when reviewing rates, points, lender credits, closing costs, monthly costs, and cash to close.

CFPB · compare Loan Estimates

No specific interest rate, promotion, savings, loan approval, monthly payment, or ability to combine credits is promised. Complete the request form for current home and offer information, then use written lender and transaction documents.

LUXEMBOURG MODEL · ROOMS · DAILY ROUTINES

Use the model visit to test how the home will work for you.

The community page identifies Luxembourg as its decorated model. During a visit, compare bedroom separation, bath access, closets, laundry placement, kitchen storage, workspaces, garage access, and paths to outdoor areas against your daily routines.

Write down the model features you want, then ask which are standard, optional, already selected, or unavailable in the home you are considering.

  • Measure beds, desks, dining tables, vehicles, and storage against the drawings and actual spaces.
  • Check sound between offices, media rooms, living areas, and bedrooms.
  • Review stairs, room clearances, and any specific accessibility requirements.

Model photographs can show upgrades, optional details, furnishings, and decor. Confirm actual dimensions, selections, and price before assuming the model’s appearance applies to an available home.

TWO NEW-HOME PURCHASE PATHS

Build from the ground up or review a home already underway.

GROUND-UP BUILD

Choose a released lot and a compatible design

Confirm lot availability, elevation and structural choices, finish selections, deposits, deadlines, and the complete price. Review construction timing, inspections, financing, rate-lock planning, and your own move.

  • Ask how delays, appraisal issues, financing, or your existing home sale affect the contract.
  • Put the selected configuration, included package, incentives, and dates in writing.

INVENTORY OR QUICK MOVE-IN

Check the actual home and remaining decisions

Review construction status, selected finishes, remaining choices, inspection access, repairs, and closing expectations. For Design Ready homes, ask what is still available and how long that selection window remains open.

  • Confirm appliances, landscaping, fencing, window coverings, and other move-in costs.
  • Document the final walkthrough, agreed repairs, closing, and possession arrangements.

A published plan does not establish a current build-to-order opportunity. Ask Shane to confirm both purchase paths. The New Homes guide at the top of the imported article outlines the buying process for each.

BEFORE YOU SIGN

Review the property, inspection access, and actual contract.

Survey, drainage, easements, and surrounding land
  • Review the survey, plat, setbacks, grades, drainage, retaining walls, utility easements, and official flood information for the exact parcel.
  • Check roads, nearby utilities, adjacent land uses, construction, privacy, lighting, and noise in person.
  • Verify the status of future roads, schools, trails, commercial areas, and amenities shown on development maps.
Independent inspection, repairs, and warranty coverage

Arrange inspection access early, including construction-stage inspections where appropriate and permitted. Review how findings and repairs are documented, the final walkthrough, warranty coverage, exclusions, deadlines, claim procedures, and coverage start dates.

CFPB · arrange a home inspection
Deposits, appraisal, financing, delays, and possession

Read the builder contract and addenda before signing. Confirm what happens if construction, financing, an appraisal, or your current home sale is delayed. Put agreed options, prices, credits, repairs, and dates in writing. Obtain qualified legal, tax, lending, insurance, or inspection advice when needed.
