STAR TRAIL · PROSPER, TEXAS · TOLL BROTHERS

A new home, an established community, and a plan for your move.

Star Trail is a master-planned community in Prosper with multiple builders. This guide focuses on Toll Brothers’ published designs and home examples, alongside the amenities, school information, and ownership costs to review before choosing a property.

Compare the one-story Emery with six two-story designs, then have Shane check the actual lots, configured homes, current prices, and timing that fit your plans.

THE MASTER-PLANNED COMMUNITY · LOCATION AND BUILDERS

Compare your home within the larger Star Trail community.

The community website describes just over 900 acres with more than 1,800 homes planned at buildout. Its builder directory lists American Legend Homes, Britton Homes, Coventry Homes, Highland Homes, and Toll Brothers. The Toll Brothers plan and inventory tables in this guide cover that builder’s offering, rather than every collection in Star Trail.

The community’s location page places Star Trail just north of US 380 along the Dallas North Tollway and describes The Gates of Prosper shopping area as about three miles away. Check the route from the exact lot at the times you expect to travel.

  • Compare access to work, schools, groceries, activities, and other regular destinations.
  • Review lot depth, orientation, road exposure, adjacent land, and the actual route to amenities.
  • Confirm released lots, plan compatibility, elevation choices, and lot premiums before comparing prices.

Buildout figures describe a development plan, not a current count of completed or available homes. Distances are approximate marketing references, not drive-time promises. The larger community includes Collin and Denton County references; verify the selected parcel’s county and taxing jurisdictions.

TOLL BROTHERS · SEVEN PUBLISHED DESIGNS

Start with the rooms, floor arrangement, and complete price.

These figures come from the individual Toll Brothers design pages reviewed October 26, 2026. Full baths and half baths are shown separately. Plus signs indicate published starting floor areas, not maximum sizes.

Starting prices are not all-in quotes. Verify the lot premium, elevation, structural changes, design selections, fees, current lot release, and final purchase price. A design’s listed options do not establish availability on every lot or in every inventory home.

EMERY · THE SINGLE-STORY DESIGN

Keep everyday living on one level.

Emery is the published one-story design: 3,244+ square feet, four bedrooms, three full baths, and a three-car garage. Its description includes a front office, formal and casual dining areas, flex space, a covered patio, and a vaulted main living area.

The reviewed Emery Chateau inventory home is a different configured example: 3,400 square feet and four full baths, with a February 2027 completion target. Use the actual home’s specifications when comparing it with the base design.

  • Check the distance between bedrooms, laundry, kitchen, garage, and outdoor space.
  • Compare the office and flex room against your work, guest, or hobby needs.
  • Review entry steps, door clearances, shower access, and other specific accessibility needs.

Single-story does not guarantee step-free access or accessibility. The image is an Emery Chateau rendering, not a photograph of the home on Arcadia Court.

LAYOUT NOTES · OPEN THE DESIGNS THAT INTEREST YOU

What separates the seven designs?

Emery · one level, office, and flexible everyday space

Emery combines a vaulted great room with a kitchen and casual dining area, while retaining a separate formal dining room. A front office and flex space provide alternatives to using a bedroom for work. Review the secondary-bedroom bath arrangements and the furniture clearances in the selected configuration.

Toll Brothers · Emery design
Fairholm · two-story great room and first-floor flex space

Fairholm’s design description includes a curved stair, a first-floor primary suite with two walk-in closets, another first-floor bedroom with a full bath, an office, flex space, and an upstairs loft. The two reviewed inventory examples have five bedrooms and five full baths plus a half bath, beyond the base design’s published counts.

Toll Brothers · Fairholm design
Bolsins · cathedral-ceiling living area and multiple gathering spaces

Bolsins combines a first-floor primary suite and guest suite with an office, media room, and upstairs loft. The kitchen connects with the great room, casual dining area, and covered patio. Confirm the purchased bedroom and bath arrangement; the reviewed Spanish inventory home has a different count from the base design.

Toll Brothers · Bolsins design
Kenney · office, workspace, media room, and upstairs flex space

Kenney’s description includes a first-floor primary suite, another bedroom suite near the entry, a sizable office, a media room, and an upstairs loft with nearby flex space. Compare the optional fifth-bedroom configuration and how each choice affects the rooms you plan to use for work or recreation.

Toll Brothers · Kenney design
Artisan · bedroom suites and an open upper-level flex area

Artisan lists four bedrooms, each with access to a private bath, including a first-floor primary suite and secondary bedroom. Its description highlights a two-story entry and dining area, curved stairs, an office, an upper flex area, and a covered patio. Check sound, privacy, and furniture placement around the open upper-level spaces.

Toll Brothers · Artisan design
Todd · five to six bedrooms and the largest starting floor area

Todd starts at 4,940+ square feet in the reviewed lineup. Its description includes a first-floor primary suite and secondary suite, an office, media room, loft, workspace, and flex room. Compare the five- and six-bedroom drawings, the actual bath arrangement, and how much gathering or storage space remains after selections.

Toll Brothers · Todd design
Valen · courtyard design and a three- to four-car garage range

Valen is the decorated model identified on the community page. Its courtyard, formal dining room, office, first-floor primary and secondary bedroom suites, and upstairs flex area distinguish its layout. The design lists four to six bedrooms and three to four garages; verify which choices are offered on the available lot and what they add to the price.

Toll Brothers · Valen design

These are design summaries, not a complete list of included features. Have Shane obtain the current drawings, structural-option sheet, lot compatibility, garage dimensions, specifications, and written quote for the home you are considering.

DESIGN CHOICES · INCLUDED FEATURES · DESIGN READY

Find out what you can choose—and when choices become final.

A home built to order and an inventory home can offer different selection opportunities. Ask which structural and finish decisions remain open, what is already included, and what deposits or deadlines apply.

The reviewed Artisan at 2540 Fountain St is labeled Design Ready. Its individual page says construction is underway and select finishes can be personalized for a limited time. That does not establish that every structural option or finish remains available.

  • Separate structural changes from cabinets, counters, flooring, fixtures, appliances, and other finishes.
  • Request the included package, allowances, available upgrades, change-order terms, and selection deadlines in writing.
  • For a Designer Appointed home, review the actual selected package rather than assuming the model’s finishes are included.

Design Ready opportunities and available choices can change as construction progresses. The model kitchen photograph represents a display home, not the current selections or condition of the Artisan inventory home.

FIVE PUBLISHED HOME EXAMPLES · PRICE AND TIMING

Separate homes labeled ready from future completion targets.

The builder labels 2440 Dena Dr and 2450 Heathrow Ln move-in ready. The other three pages show November 2026, February 2027, and April 2027 targets. These are website references as of October 26, 2026, not a live availability feed.

Ask Shane to verify that the home remains available, its current price and completion stage, and written closing and possession arrangements. A ready label does not reserve the home or guarantee a closing date.

THE SAME FIVE HOMES · CONFIGURED SPECIFICATIONS

Compare the individual home with the design menu.

Configured inventory homes can be larger and have different bedroom or bath counts than the design table. The Emery example is one story; the Fairholm, Bolsins, and Artisan examples are two stories. The individual pages describe the primary bedrooms on the first floor for the two-story examples.

AddressSquare feetBedroomsFull / half bathsStories / garage

All five individual home pages market these examples in Collin County. Confirm the county and jurisdictions through the actual parcel and title information. Use the home’s drawings, survey, specification package, contract, and inspection findings for purchase decisions.

LOOK PAST THE PLAN NAME

What deserves a closer look in these five examples?

2440 Dena Dr and 2450 Heathrow Ln · the two ready-labeled homes

The Fairholm on Dena Drive highlights a media room, a 12-by-8 multi-slide door, a ceiling-mounted primary shower head, and a linear fireplace. The Bolsins on Heathrow Lane highlights an expanded covered patio, a wine room, and a 15-by-8 multi-slide door. Verify the actual features and operation during a visit and inspection.

2541 Fountain St · a different Fairholm configuration

This Fairholm page highlights a corner and oversized homesite, a covered patio and open cabana, media space, an expanded great room, and epoxy garage flooring. Check the survey, buildable area, drainage, patio and cabana approvals, completion stage, and final included package instead of treating it as interchangeable with the Dena Drive home.

2430 Arcadia Ct and 2540 Fountain St · the 2027 targets

The Emery listing highlights a 15-foot multi-slide exterior door, a linear fireplace, and an expanded game room. The Artisan lists a media room, beverage room, and curved balcony addition, alongside its Design Ready designation. Have Shane verify the current drawings, remaining choices, inspection access, and projected closing window.

Online features and dimensions are builder descriptions. Confirm them against the actual property, selected specifications, permits where applicable, and signed documents. Photos and renderings do not establish the condition of a listed home.

POOLS · COURTS · PLAY AREAS · TRAILS

Explore the amenities you expect to use each week.

The community website describes a resident amenity area with a clubhouse and party rooms, outdoor lounge space, three pools, grilling pavilions, a playground, and lighted tennis and pickleball courts. It also describes trails, public park areas, and a second resident amenity center with additional recreation features.

Toll Brothers separately highlights a 6,000-square-foot clubhouse and 53 acres of community parks, along with hiking and biking trails. Confirm the currently operating facilities, the route from the selected lot, and how access and reservations work.

  • Ask about pool seasons, hours, supervision, guest access, and amenity keys.
  • Check court reservations, lessons, equipment rules, and any separate charges.
  • Distinguish resident facilities from Town of Prosper parks, and verify the status of any planned additions.

The reviewed sources differ in how they describe future or additional facilities, including The Park at Star Trace. This guide does not establish that every advertised facility is open or included without extra charges. Verify the current amenity schedule and rules before relying on a feature.

PROSPER ISD · COMMUNITY REFERENCES AND DISTRICT RULES

School names need an address and an enrollment year.

The community says Joyce Hall opened in Star Trail in August 2022. Its school page also contains older general language, so use current district resources to verify the purchase address rather than treating the marketing page as an enrollment decision.

Level or issuePublished referenceWhat to verify
ElementaryThe community identifies Joyce Hall Elementary within Star Trail.Confirm the actual address, grade, attendance year, capacity, and enrollment rules.
Middle schoolThe community site names Rushing; district materials describe part of Star Trail in the Moseley zone with limited parent-choice provisions.Use the approved boundary map and direct district confirmation, rather than a blanket Rushing assignment.
High schoolThe community school page links Prosper High School.Confirm the address-specific assignment for the intended school year.
Transportation and transfersDistrict rules can differ for an assigned campus and a chosen transfer.Ask about eligibility, deadlines, approval, and who provides transportation.

No school rating, attendance assignment, transfer approval, or transportation service is guaranteed here. Campus references can change by address, grade, year, and district policy.

SCHOOL-YEAR PLANNING · IMPORTANT STAR TRAIL EXCEPTION

Check the current assignment and any transfer conditions separately.

2026–27 parent choice is a limited district process

Prosper ISD’s November 17, 2025 board recap explains that a specific part of the Moseley attendance zone was affected by the delayed opening of Watkins Middle School. It describes a limited Rushing transfer option for families in Star Trail, Creeks of Legacy, and Legacy Gardens, along with certain Reynolds continuation and sibling provisions.

The announced Rushing application window was December 2–9, 2025. This is not an open-ended promise for a buyer moving in now. Ask the district about the exact address, current eligibility, approval requirements, and transportation; the recap says families using those choices provide their own transportation.

Prosper ISD · November 17, 2025 board recap
2027–28 proposals are not approved assignments as of this review

The October 19, 2026 board recap describes a 2027–28 boundary process tied to Watkins Middle School’s planned fall 2027 opening. A final recommendation was scheduled for November 16, 2026, followed by district communication. Verify the latest approved decision before planning a 2027 enrollment; do not assume a proposed map is final.

Give the district the information needed to verify your property
  • Provide the complete purchase address or lot information, your child’s grade, and the intended enrollment date.
  • Ask about the assigned campus, any applicable choice or transfer process, capacity, and transportation.
  • Check the next school year as well if construction or your move could cross a school-year boundary.

HOA DUES · COMMUNITY SERVICES · PARCEL VERIFICATION

Use the published assessment as a starting point for your budget.

The community’s current page and its 2026 HOA information sheet list dues of $380 per quarter. That equals $1,520 a year; dividing by 12 gives a monthly budgeting equivalent of approximately $126.67. The advertised billing schedule is quarterly, not monthly.

ASSOCIATION COSTS

Request all assessments and closing charges

Confirm current dues, the budget, reserves, capital contributions, transfer fees, resale-certificate charges, working-capital amounts, and any planned or approved special assessments for your property.

WATER AND SPECIAL DISTRICTS

Verify the community’s no-MUD/PID statement

The community information says residents receive city water and do not incur MUD or PID fees. Have the title company and relevant public offices confirm the exact parcel’s jurisdictions, assessments, and required notices before relying on that statement.

RULES AND RESPONSIBILITIES

Read the documents before planning changes

Review architectural approval, landscaping, fencing, parking, leasing, exterior maintenance, amenity use, and any restrictions relevant to a pool, outdoor kitchen, solar installation, or other planned project.

CMA Management is the management service referenced by the community. Published dues can change and may exclude other charges. Obtain current association and title documents for the selected home.

2026 TAX REFERENCE · COLLIN COUNTY EXAMPLE · PER $100

Use current jurisdiction rates, then verify the parcel.

Illustration only: if all four entities tax the same $1,200,000 value with no exemptions and no additional taxes or assessments, $1,200,000 ÷ 100 × 1.938734 equals approximately $23,264.81 annually, or $1,938.73 a month. This excludes HOA dues, insurance, utilities, financing, and maintenance.

The community’s sheet labeled 2026 publishes different county and school rates and a different subtotal. This table uses Collin County’s current 2026 jurisdiction schedule instead. The community sheet also discusses Denton County; this Collin example must not be applied automatically to a Denton parcel.

This is not a tax bill, lender estimate, or verified total rate for every Star Trail lot. Taxable values and exemptions differ by entity. OFFER CONDITIONS

Have Shane check eligible homes, contract and closing deadlines, preferred-lender requirements, credit limits, and whether incentives can be combined. Promotional banners do not establish the terms available to your transaction.

FINANCING

Compare equivalent Loan Estimates

Use the same loan amount, loan type, and comparison date when reviewing rates, points, lender credits, closing costs, monthly costs, and cash to close.

CFPB · compare Loan Estimates

No specific interest rate, promotion, savings, loan approval, monthly payment, or ability to combine credits is promised. Complete the request form for current home and offer information, then use written lender and transaction documents.

MODEL VISIT · ROOMS · LONG-TERM USE

Use the Valen model to ask better questions about your own home.

The Toll Brothers page identifies Valen as its decorated model and lists the sales center at 821 Koby Cir, Prosper, TX 75078. Have Shane confirm current model access and the meeting location before you travel.

During a visit, compare room dimensions, bedroom separation, closets, laundry placement, work areas, garage access, and the route to outdoor space against your own furniture and daily routines. Note the model features you like and ask which are included in the home you are considering.

  • Measure beds, desks, dining tables, vehicles, and storage against the drawings and actual rooms.
  • Check sound between offices, media rooms, living areas, and bedrooms.
  • Confirm the configuration, elevation, selections, and price of each feature before including it in your budget.

A decorated model can include upgrades, furnishings, and options that differ from an available home. Model access, staffing, appointments, and hours require current confirmation.

TWO NEW-HOME PURCHASE PATHS

Build from the ground up or review a home already underway.

GROUND-UP BUILD

Choose a released lot and a compatible design

Confirm lot availability, elevation and structural choices, finish selections, deposits, deadlines, and the complete price. Review construction timing, inspections, financing, rate-lock planning, and your own move.

  • Ask how delays, appraisal issues, financing, or your existing home sale affect the contract.
  • Put the selected configuration, included package, incentives, and dates in writing.

INVENTORY OR QUICK MOVE-IN

Check the actual home and remaining decisions

Review construction status, selected finishes, remaining choices, inspection access, repairs, and closing expectations. For Design Ready homes, ask what is still available and how long that selection window remains open.

  • Confirm appliances, landscaping, fencing, window coverings, and other move-in costs.
  • Document the final walkthrough, agreed repairs, closing, and possession arrangements.

A published plan does not establish a current build-to-order opportunity. Ask Shane to confirm both purchase paths. The New Homes guide at the top of the imported article outlines the buying process for each.

BEFORE YOU SIGN

Review the property, inspection access, and actual contract.

Survey, drainage, easements, and surrounding land
  • Review the survey, plat, setbacks, grades, drainage, retaining walls, utility easements, and official flood information for the exact parcel.
  • Check roads, nearby utilities, adjacent land uses, construction, privacy, lighting, and noise in person.
  • Verify the status of future roads, schools, trails, commercial areas, and amenities shown on development maps.
Independent inspection, repairs, and warranty coverage

Arrange inspection access early, including construction-stage inspections where appropriate and permitted. Review how findings and repairs are documented, the final walkthrough, warranty coverage, exclusions, deadlines, claim procedures, and coverage start dates.

CFPB · arrange a home inspection
Deposits, appraisal, financing, delays, and possession

Read the builder contract and addenda before signing. Confirm what happens if construction, financing, an appraisal, or your current home sale is delayed. Put agreed options, prices, credits, repairs, and dates in writing. Obtain qualified legal, tax, lending, insurance, or inspection advice when needed.

FIRST CONTACT WITH EACH BUILDER · BUYER REBATE

Have Shane registered before your first builder consultation.

Tell each builder that Shane represents you and have that builder confirm your agent registration at the first consultation. Registration can affect recognition of your representation and eligibility for the buyer rebate program. A registration with one Star Trail builder does not automatically register you with the others. Visiting together is recommended.

If we cannot visit together, use Your builder registration details below before proceeding. Tell Shane about any previous online inquiry, builder contact, or tour so your registration position can be checked.

STAR TRAIL QUESTIONS

Clear up the details that can change your shortlist.

Is Toll Brothers the only builder in Star Trail?

The community directory lists American Legend Homes, Britton Homes, Coventry Homes, Highland Homes, and Toll Brothers. This guide’s seven-plan comparison and five home examples focus on Toll Brothers. Ask Shane about the current choices across builders.

Is there a single-story option?

Emery is the published Toll Brothers single-story design, starting at 3,244+ square feet. The reviewed Emery Chateau example is 3,400 square feet with a February 2027 target. Confirm available lots, configurations, and timing.

Which examples are labeled move-in ready?

The reviewed individual pages label 2440 Dena Dr and 2450 Heathrow Ln move-in ready. Their availability, current price, and possession timing still require confirmation. Complete the request form for the latest list.

Is Rushing Middle School guaranteed?

The community page names Rushing, but Prosper ISD describes part of Star Trail within the Moseley attendance zone and limited choice provisions. Verify the address, grade, enrollment year, and any approved transfer directly with the district.

What are the published HOA dues and tax considerations?

The community lists $380 per quarter, equivalent to $1,520 annually. Confirm current dues and all additional charges. Tax rates depend on the parcel and jurisdictions; the tax table above is a qualified Collin County illustration, not a universal Star Trail total.

How do I get current promotions and move-in ready homes?

Complete Shane’s request form with your budget, timing, layout and garage needs, financing or cash purchase plan, and any previous builder contact. Shane can verify current offers, available homes, pricing, and registration before helping arrange a visit.

Sources, image credits, and the review date

Reviewed October 26, 2026. This independent guide summarizes official Toll Brothers community, design, and individual-home pages, the Star Trail community website and HOA information, and public school-district and county resources. Prices, inventory, incentives, designs, square footage, options, amenities, schools, dates, taxes, fees, and services may change. Use current written quotes and actual property and transaction documents before deciding.

Design starting figures and configured inventory specifications are shown separately. A move-in ready label does not reserve a home, and completion targets do not guarantee closing or possession. School references require district confirmation by exact address, grade, and enrollment year; parent-choice provisions are limited and should not be treated as automatic assignment. The tax calculation uses current stated jurisdiction rates and hypothetical assumptions. It does not establish every parcel’s total rate or bill. Verify county, completed-home value, exemptions, all assessments, and current HOA charges. Obtain appropriate legal, tax, lending, insurance, or inspection advice for your circumstances. No future value, completion date, financing approval, incentive, or rebate amount is guaranteed.
